thermostats:
the houses have smart thermostats; each is controlled by a touchpad on the face of the thermostat. *please note that all thermostats must be set to the same mode, or the system will not heat / cool.* in other words, if one area is set to cool while the others are set to heat, the system will not work. if the system is not blowing hot air in heat mode or cold air in cooling mode, check that all zones are set to the same mode. if so, and it is still not heating or cooling, try resetting the breakers for the heat pump and furnace; flip both breakers off, wait 15-30 seconds, then flip them both back on. if you ever need to do this, please let the property manager know.
smart tv’s:
youtube tv is provided on each tv in the house, which offers a wide variety of live tv channels, as well as on-demand programs. please remember to sign out of any personal accounts before you leave! *if youtube tv gets signed out on a tv, please contact management to get signed back in*
kitchen + pantry items:
the kitchens should be stocked with cooking oils and basic spices, as well as a wide variety of pots, pans, and cooking utensils; if anything seems to be missing, please let management know. the pantry should also be stocked with a variety of snacks; please help yourself to anything there!
automatic window shades:
there are several different automatic window shades in the house. each bedroom window skylight has a blackout shade that is controlled by the square remote mounted by the door of each room; sometimes you need to hit the button twice to get them to open or close all the way.
outdoor fire pits:
please use the spark screen provided. after the fire pit has cooled completely, please empty the ashes and replace the provided cover.
indoor hanging fireplace:
the hanging fireplaces in the great room and master bedroom are available for use, but do so *at your own risk*, and only if you are very comfortable doing so. they operate more like an enclosed woodstove than an open fireplace, and get VERY HOT to the touch. keep children and pets away from them at all times, and use the provided leather firetending gloves when operating the fireplaces.
to start a fire, place two dry logs toward the back of the firebox, one horizontally at the back and the other propped diagonally on it to allow air flow around and underneath it. place 3-5 pieces of fatwood fire starters (provided in the small black box under the wood rack) so that a few are under the diagonal log, and a few are leaning against the horizontal log (so that they are underneath where the third log will soon be placed). slide the lever on the underside of the front of the fireplace TOWARD you, which fully opens the vent. use the butane torch provided to ignite the fatwood sticks. don’t be shy, use the torch for longer than you think you need to – you want a solid fire going before you close the glass front, in order to adequately heat the chimney. do not immediately close and latch the door; instead, prop it partly open by resting the handle lever on the outside of the catch, leaving a small gap between the glass door and fireplace. if you do not adequately heat the chimney before closing the glass, the fire will go out and smoke A LOT. if this happens, keep the door closed, close the vent by pushing the lever under the front of the pit away from you, and open windows and doors to clear the smoke. if the smoke alarms go off, most of them are out of reach. there are long orange poles in all closets, and in the laundry room, which can be used to reach the button on the nearest smoke alarm to turn it off.
once the fire is well-established, close and latch the glass door. you can also leave it propped partially open, which will improve air flow and make the fire burn hotter. however, please do NOT leave the glass door hanging open, as this can allow sparks and embers to escape and start a house fire. you can further adjust the airflow using the lever under the front of the fireplace. pull toward you to open the vent more and make the fire burn more vigorously, push away from you to close the vent and slow the burn. you can also prop the glass door partly open, with the door latch on the outside of the catch mechanism, to further increase air flow, but this may result in a very large/hot fire. *use the provided leather firetending gloves when adjusting the vent and door, as they will be VERY HOT!*
the fireplace burns very efficiently, and you will not need to add wood very often. when you need to add wood, use the leather firetending gloves provided to twist the latch and open the glass door *it will also be VERY HOT* add only 1 or 2 logs at a time, then close and latch the door.
when you are ready to extinguish the fire, close the glass door completely, and slide the vent lever under the front of the fireplace all the way AWAY from you. the fire will eventually go out. after the ashes have cooled completely, please use the provided tools to empty the ashes into the provided gray trash can, located behind the fireplace near the wood rack and fire tending tools.
grill:
the grill is connected to the house’s propane supply, so you don’t have to worry about running out of gas. to turn it on, first turn the black knob on the deck behind the grill to “on”. then locate the big red timer knob under the grill and twist the timer dial to however long you think you’ll be grilling (this will automatically shut the gas off, in case you forget!). you can then light the grill as usual, using the built-in push button starter. there are grilling tools in a case under the grill cover. when you are finished using the grill, please clean it using the provided brush, turn off the gas at the black valve, and re-cover it once it is cool.*failure to clean and cover the grill without use will result in a $35 cleaning fee*
