The multi-award winning 115 acre rustic chic barn venue is located just west of Richmond, Virginia. Since opening, in 2013, the uniquely designed estate attracts couples from all over the nation and beyond. Fairview Farm is a beautiful 100 year old plus family estate, named for its stunning views and captivating sunsets. Visit the new website. With the growing cost of big city weddings; couples, family and friends can enjoy a unique relaxing experience for an entire destination weekend, some Saturdays and weekday options. As part of our 10th anniversary we are offering special packages which include a fully decorated venue, entertainment, planning services and many props saving couples thousands and a discounted Thursday night option. Couples love the affordable stress free 25K plus square fifth generation venue with multiple indoor/outdoor ADA ceremony and reception sites where entertainment (with most packages) and planning is included. The venue includes a fully furnished and decorated ADA climate controlled two story barn and all weather adjacent pavilion. Both properties have décor, chandeliers and bistro lighting as well. Two new waterfront wedding sites have been added. We also offer a wedding in the woods adjacent to the lake. We have you covered no matter what the weather and have backup generators for the entire property. Amazing preferred caterers offer exclusive discounted menus for your onsite rehearsal, cocktail hour and reception dinner choices, elegant place settings with colored napkins of choice and tastings. Beer/wine (6 bottled options) for 2023 is just $14.95 and a $1. more 2024 for for bottled beer/wine for your ENTIRE reception plus $5. for open bar or approved BYOB option. Tastings are complimentary. There are multiple stunning vacation style properties which include a 1920's 4000 sq. foot dairy barn loft and 2000 sq. foot separate hay loft, a Charleston style renovated 1915 large farmhouse, a huge game room building and beautiful waterfront home. The lake area provides fishing, a trail, dock, gazebo and pontoon boat option. There is so much to do with games, multiple corn hole boards, fire pits and more. Fairview Farm restored its farm estate in 2013. Family owned for over 100 years, the 115 acre property is in Virginia's rolling hills. The family has continually expanded properties and services every year since opening its barn doors. The Basic weekend package has up 18 guests staying on the vacation style property and we can host up to 50 guests with our upgrade to the Premiere package. Our first five couples who book in May get a very special offering. So much is included. There are some Saturday only options but most choose our popular weekend as well as Sundays and Monday-Thursday options available. There is a 245 person occupancy at the uniquely designed estate venue. Fairview Farm also provides a unique complimentary stress free amazing Concierge Vendor Service.

We had severe weather day of the wedding right as we were supposed to walk and they moved everything to the pavilion so we could still start on time as expected and even picked us up in a golf cart so none of the wedding party got wet. We particularly loved that so many elements were included with our package, including properties for overnight stays (we did upgrade our booking to include all properties, which is not part of the basic package), and we truly enjoyed having access to the property starting Friday evening through Sunday morning. oots as a family dairy farm while providing modern, impressive accommodations. They have different packages depending on the size of the wedding. We rented the entire property and were able to provide accommodations for more than fifty out-of-town guests. Debbie, Blanton, and their team took care of every detail imaginable to make our wedding weekend a magical one. They also provide a list of preferred vendors who can work seamlessly together. And unexpected weather is certainly not a problem when you're at Fairview. We had 150 guests and our ceremony was originally intended to take place under a tree. When a cloud burst unexpectedly appeared on the radar less than two hours before the ceremony, within twenty minutes the Fairview team had moved and perfectly rearranged the wedding venue to the pavilion overlooking a pasture. Months after the ceremony we still had family and friends raving about how perfect Fairview's setting and facilities were. We cannot thank Debbie and Blanton enough for making our wedding such a memorable one.
Though the property is beautiful and the staff the weekend of were absolutely amazing. I can’t get past my issues with the business side. We were told a lot of things like “we are extremely accommodating for our couples” “we have barns full of ...
directions that you can go through” “you can absolutely bring your dog” that were just untrue. They give you 26 pages of rules and multiple times per page it states “if this rule is broken you may lose your security deposit.” Do you really need to threaten your guests for lighting a candle, or being loud on a farm?! Decorations you get to look through, are a small shed, not “barns full.” And your dog has to remain in its crate the whole weekend, with the exception of during the ceremony (if your dog is in the ceremony). Then there was the issue with money. We called to make our third payment and Deborah told us, “this is your final payment.” I even questioned her on it because I knew it wasn’t. But this is her job, maybe I was wrong. Then a couple months later, we get an email saying we’re past due on (you guessed it) our last payment. Well see we payed our other vendor (which weren’t due yet) since you told us we didn’t owe you any more money. Insert face palm here! The place is gorgeous and the weekend of all the staff we dealt with were absolutely amazing, shout out to Colon who took my husband’s phone call at 10:30 to find out where to put freaking trash.

r turnaround time between weddings is so short, we do have property rules to protect the properties so that they are in the best shape possible for all our brides. We want them to experience the beautiful properties just as you all did. We were thankful for how you took care of the property and were happy to fully refund your security deposit. We are also sorry you were unable to view all of the available decorations beyond the decoration shed that reside on the bottom level of our Dairy Barn. As for the confusion with the final payment, we did try to correct the error as soon as we caught it on our end, which was within 1 week of the conversation. We sent an email detailing the amounts due based on the signed contract and a request to reach out to us with any questions or concerns. Because we did not hear from you until 3 months later, we were unaware that there was an issue. Also, to clarify, the venue allows pets to be leashed or crated when the owner is not able to be with them. We again apologize for any inconvenience this caused you and your fiancé. We wish you nothing but the best. If you would like to discuss this over the phone, please reach out to us at the venue.

ll. We had most of our guest list coming from out of town, so being able to provide stress free accommodations that were MUCH better than any hotel was a huge plus. All our guests that stayed on site loved it. Working from a preferred list of vendors helped me stay stress free. I think the biggest plus was how flexible they were. Because it was the same venue as my sister, we were worried about it feeling the same, but the diversity of ceremony sites really made it feel like a choose your own wedding adventure. We wanted to get married on the dock, and they were able to make that happen. I was worried it wasn't feasible, but they excel at planning and executing what you want for your wedding. We were very tight on our budget and Debbie was so understanding and respectful of that. We went with the premiere weekend package but the date we had chosen was a weekday. They wanted us to have our dream wedding and created a "Weekday Wedding Weekend Package" for us so that we could still enjoy everything their standard weekend package had to offer but on a weekday. All of our family and friends were out of state, so they wanted us to be able to have them stay on site too. They worked so hard with us to find us the right vendors and give us the wedding we were hoping for. They were always so transparent with us from the start so you always felt you were getting an honest opinion or an honest recommendation.
One of the biggest things, however, was their responsiveness when things did NOT go as planned. We had a wedding date in January but my husband and I both got COVID just 6 days before the wedding and had to postpone it. Fairview responded so quick to this. I messaged the wedding planner for the venue (Chelsea Moring, also an absolute gem) and she immediately reached out to Fairview. By the time I called Fairview myself to give them the news, they had already gone through their calendar and had two potential dates within 2-3 months that they were prepared to move the wedding to. They helped me figure out what to do next in moving the date and they comforted me because it was heartbreaking to be that close to the wedding and to have family already getting into town only to have to put a pause on that excitement.
They treated us like family from the start and took care of us as they would their own family. They made our wedding everything we had hoped it would be. And our families and friends? They could not stop showering the venue with compliments. It really was a dream to have Fairview for our wedding. So yes, I HIGHLY recommend them!

Where do I begin? I couldn’t imagine not having picked Fairview Farm as our wedding venue for our winter wedding. My now husband and I knew we wanted a December wedding and we wanted a venue that had separate enclosed areas for the ceremony and...
reception. I was set on a rustic barn style venue and when we found Fairview, it checked all of our boxes and more. Debbie and Blanton were so responsive and attentive to every need and question we had throughout the entire wedding process. We chose Fairview’s premier package which included the venue from Friday - Sunday, set up for the rehearsal dinner Friday night and for the reception on Saturday, three out of the four houses on property (The Farmhouse, The Cottage, and the Hay Barn) + a game room with sleeping arrangements, music/DJ, a wedding planner, a catering allowance and bakery credit, and so much more. It was well worth it!! We added on the 4th sleeping accommodation (The Dairy Barn) which then allowed us to have up to 50 people staying on property for our wedding weekend. Options for sleeping accommodations near the property are slim as it is in a rural area so the on property accommodations were a must for us and made everything so convenient. Fairview’s preferred vendor list was filled with amazing vendors and I am so thankful for who I chose! Having this vendor list to choose from made everything seamless. All the vendors had worked at Fairview many times and had worked together many times so this made coordinating everything a breeze - almost like I wasn’t even planning a wedding! I couldn’t have been more thankful for a better group of people to work with over the year. Fairview’s property manager, Colon Mcartan, is an absolute angel! He was available to show us around property leading up to the wedding, gave us access to the facilities several times throughout the year so we could look at decor and plan, and was all hands on deck for the wedding weekend. Whether it was helping us set up the live Christmas trees we had brought in, helping with set up of any decorations, directing traffic day of - no matter what we asked of him, he was happy to help. Then, he even dressed up as Santa Claus during our reception and surprised my husband and I! We absolutely loved working with him and everyone was so appreciative of his hard work. He is surely the backbone of FF! If you’re looking for an all-inclusive, rustic style venue for your upcoming wedding - look no further. Not the case here - as the entire farm was ours to use and enjoy and my daughter could pick anywhere she wanted for the ceremony - so nice to have that option. She had a beautiful weather day so rain wasn't a worry - but it was nice to know they had us covered if that was a possibility. From the first interaction with Debbie and Blanton, to planning our event using their fanastic tried-and-true list of vendors, to being able to visit the farm on muliple visits to look at the free props we wanted to use, and to the execution of the most amazing day for my sweet daughter and son-in-law , I can't recommend this venue enough!! Lovely views all around, the get-ready areas are beautiful and comfortable, and the overnight accomodations are fantastic if you decide to use those. Everyone with worked with was so polite and professional. And so much is included here! If you are thinking of touring, make sure you do! My husband and I knew Fairview was the place to get married before we finished the tour! The venue is owned by a couple who strive to help others have a wonderful wedding. I planned almost the entire thing by myself, and it was so easy because of Fairview! They provide a list of recommended vendors who are ALL awesome and they all have worked with each other and know the venue well, so all I had to worry about during my wedding weekend was to enjoy it! Everyone knew what they needed to do and everyone was so pleasant to work with. We looked at many venues throughout Virginia, but none of them came close to comparing to what we got for our money at Fairview. We have no regrets! If you want to take an already amazing venue, with so many things included in the price, that allows you to still make it your own and enjoy it without worry, this is your place! We loved it and our guests are still raving about how amazing the venue was!

First off, it’s absolutely beautiful. Not just the reception and ceremony areas but the accommodations for weekend guests as well. The owners have spared no expense and I felt like I was able to save money on flowers and decorations because the venue in and of itself is its own decoration (also the venue does decorate the reception area and tables with their own decorations unless you want to supply anything else. ) They were even kind enough to let me use their arbor for my ceremony when mine didn’t come in time.
Also, as someone who was going to have many out of town family coming for the wedding, having a place that we could all stay was perfect for me. Wedding days fly by so quickly and having the extended weekend time to spend with my family and wedding party made it even more special.
Fairview is also the perfect mix of guidance and freedom. Lots of venues that are all inclusive make you feel like you don’t have a lot of options when it comes to food or music. Or you end up with a venue where you have to find all the vendors and don’t even know where to start. Fairview gave me a list of preferred vendors they work with often so I had suggestions but also let me pick vendors outside that list if I wanted.

We were able to visit the Farm a few times to show our parents, do our final walk through, and my bridal shoot. So when it came to our wedding day it truly felt this was our second home and where we were meant to get married. We rented all the houses on the property and everyone was in awe of the beauty of the property. There are some venues that are just a location that you rent but Debbie and Clayton make this place feel like a home. They go out of their way to make your big day memorable. ver immediately, and when she said this was an “all-inclusive” venue that had accommodations for guests during the wedding weekend, we were ready to give the deposit right then and there!
I highly recommend this venue if you are the type of person who gets stressed out with too many choices. Fairview has a list of preferred vendors that you can choose from, which makes the narrowing down process much easier because they are all trustworthy vendors who have worked there in the past. Fairview also includes a wedding planner (I highly suggest Angela Simpson) that takes care of all of the day-of and rehearsal dinner things, and she made everything go off without a hitch. The different packages you choose from determine what exactly is included, but I did the higher priced one because it literally included everything I needed (and then some!).
Another reason why this venue is so awesome is they offer accommodations in several houses and lofts for guests to stay in during the wedding weekend. My bridal party and mother stayed on the property, and they were in shock at how awesome the old converted dairy barns looked inside. They literally looked like something that would be on an HG-TV transformation-type episode. Everyone was super comfortable, and it was nice because no one had to drive home after having adult beverages. It was a weekend getaway for of our guests, and not JUST a wedding, which was nice for the significant others that weren’t a part of the bridal party.
Our big day was absolutely magical, and my guests had nothing but GREAT things to say about the venue. Four times a year, Debbie decorates the barn and houses/lofts to match the season, and it really adds to the overall atmosphere. We got married December 1st, so the décor matched the “Christmas” theme. It made it a lot less stressful to not have to worry about ANY decorating of my own!
I could go on and on about this great venue, but instead, I suggest you take a look at it for yourself! After your first glance, you might think it’s a bit out of budget, but with so many things being included (wedding planner, accommodations, rehearsal dinner location, DJ, cake,…the list goes on), I truly think it is actually a great deal. Also, Debbie and Blanton are the most down-to-earth, caring owners of a wedding venue I have ever met. They are very attentive to their clients, and they will help with any part of the process!

Now, the biggest, and most amazing part of Fairview, was by far... I had always dreamed of getting married INSIDE the woods, not up against a tree line, or under a tree... I wanted, woodland, whimsical fairy princess, under a canopy of trees. With twinkly lights, like little fairy lights in mason jars scattered throughout the woods behind the ceremony. Not only did they pull that off. The owners actually got to work immediately and started to clear away some trees, and brush to CREATE an actual ceremony space in the woods that didnt exist until I had mentioned the idea! THEY MADE THAT HAPPEN FOR US! The amount of appreciation cant even be described by words, to know they did that in order to make our day that much more special is absolutely amazing. It was absolutely gorgeous inside the woods, with twinkly lights, with bistro lightening above us, with an amazing wrought iron chandelier, and the setting sun shining through the trees, it could not have been more perfect and I thank Debbie and Blanton for everything!I absolutely highly recommend, their venue, their recommended caterers and their recommended wedding planners. Please do not let me forget to mention Chelsea, who over saw our wedding, not only the day of, but leading up as well and made the entire thing go off without issue! Again, the best day of Craig and I's Life!

The girls enjoyed their bridesmaid breakfast under the new gazebo by the main house in pajamas. It meant so much to Shannon to have all her closest girls with her one last time, since everyone is scattered so far away. The farm was so accommodating in moving the ceremony under the pavilion when the forecast said 100% rain that afternoon. The pictures turned out stunning with the large crystal chandelier hanging and the rolling misty fields in the background. Their recommended vendors were all very good and easy to work with. It truly was a memorable weekend and we were very pleased how everything turned out. I highly recommend this beautiful venue.

Our wedding day was perfect, and Fairview Farm played a big role in that! It was a BEAUTIFUL property, the barn is unbelievable, and the space was perfect for our wedding. It also worked out great, because even when it rained some on our wedding day, the pavilion on the property worked perfect to conduct the ceremony as a plan B. It was super cute too! Barely needed to add any decorations and it had lovely views of the property!

We had a large wedding of a little over 200 people, but the venue had a very intimate feeling. Our guests were in the barn, on the side porch, under the pavilion and out by the fire. There was plenty of room for everyone to spread out, yet no one missed the special moments like first dances and toasts. From the moment the band, Route 64, started playing our guests were on the dance floor and did not want the night to stop! Route 64 is an AMAZING band—they were fun and upbeat and had amazing voices. They learned our first dance and put their own spin on it, which was super special to us. Route 64 played songs for everyone: we saw very young guests and very old guests all dancing together on the dance floor. Everyone said it was the best music they had heard at a wedding!

I was a little disappointed that she didn’t have any summer openings for 2017, but it was worth the wait! Debbie and Blanton are such a joy to work with and were always so attentive and fast to respond to my questions. The weather was beautiful on our day and we truly couldn’t have asked for more. Fairview was the only venue we toured and we just knew the minute we visited in March 2017. so much and was just what we had been looking for. We met Debbie and Blanton the day we toured the venue, and they were super helpful during the entire planning process. Debbie was very attentive to e-mails and calls, and I never felt stressed out while planning our wedding. The venue itself is gorgeous, there are so many sites for a ceremony and reception, and then not to mention the guest accommodations on site for families or wedding party. The Farmhouse, cottage, and loft were all very comfortable and we really enjoyed having the property for the whole weekend. The preferred vendors they recommended ended up all being amazing as well! We lucked out with the weather but I was comfortable knowing there was an indoor option if it should rain the day of. When we arrived for the weekend, we were greeted with an adorable gift basket from Debbie and Blanton, and we felt right at home. Fairview Farm (FF) truly is something very unique and like none other I had come across. FF has thought of every detail (from beautiful chandeliers everywhere to a manland for the guys) to make this place undoubtedly the best wedding venue. The barn is beyond breath taking with so many beautiful views of the rolling country side. They have a list of preferred vendors ( which provide discounted rates for FF) , but you may pick any vendor so as long as they meet a few criteria, which is truly something every wedding venue should do! I used preferred vendors and vendors that I sought out on my own to make the “perfect team”. They have three places your guest can stay on property. These homes are like your home away from home with so much included. I would compare them to an air BNB. I had the bridal party stay in the main farmhouse, my family stay in the Blanton cottage, and My groom and I stay in the barn loft! FF has a working relationship with a transportation company for the remaining guest that stay in a hotel. We arrived to a beautiful welcome basket and card, with all the facilities open for us to use for our rehearsal. Blanton warmly greeted my family with a story of the background history of the farm. The weekend was truly special by bringing my family together for an entire weekend and not just a few hours. This made the availability of greeting my other guest during wedding night much easier. My entire family and friends that were there for the weekend did not want it to end. They kept saying they wanted just one more day of all the fun! Debbie and Blanton were very accommodating during the entire process of planning the wedding as well as the entire weekend. My guest are raving over the venue and the wedding, which makes a bride very happy with all the hard work behind the scenes that happens. When we first toured an booked they were doing several construction projects and we got to see the beginnings of what would become the barn loft apartment, the Blanton cottage and the renovated "mancave". We used all three properties on our wedding day and all of our friends and family went crazy over them. Everything was gorgeous and convenient for our party. Debbie also provided me with a great list of preferred vendors which made planning from NH a breeze! We booked the Route 64 band, IK Catering, XOXO Weddings & Events, and LOL photobooth. All great vendors! Debbie and Blanton did a great job of helping us with all the logistics and also last minute ceremony changes due to rain on our wedding day. We also love their "prop/pinterest" closet that allowed us to borrow chalkboards, table numbers, frames and more. This saved us a ton on things we would likely never use again! Overall, I can't say enough positive things about this venue and the people who run it. We had an awesome experience and are so grateful for everything they did to make this process easy and fun. they provide a wedding coordinator in the package makes ALL the difference. (Angela from XOXO is such a sweetheart, but a decisive boss lady who takes care of business). I literally had ZERO stress. The usual wedding concerns were none of mine. A Plan B for weather? They have options for indoor and outdoor ceremonies, so no need to worry about the weather. Decor? Forget spending an arm and a leg on crafts store wedding decor that you'll never be able to reuse, as the entire venue, in the barn and outside it, are Pinterest-chic; designed in a rustic, antique style from floor to ceiling. Food? Instead of hunting down every catering company, they have a list of preferred caterers to choose from, all of which are reasonable. (But IK Catering is honestly the best, ladies). We had brunch food and my goodness, it was perfect. Every tour and visit went swimmingly. They didn't rush us, and let us explore and ask questions. Deborah regularly checked in via email on my personal booking progress to make sure everything was going okay. (Keep in mind if you don't book from a vendor on their preferred list, you have to buy 1 day liability insurance for that DJ, photographer, etc. if they don't already have it. It's like $125 or so, which isn't a huge deal). Overall, everything was perfect. Everyone had a blast. This was honestly the first and the last venue we looked at; we were sold immediately by its charm. I'm not being bias when I say it was the best wedding ever thanks to Fairview Farms!

They also have many vintage farm props such as a tractor, old truck, silo's and barns that make for beautiful photo opts.

We received outstanding service from the owners, Debbie and her husband Blanton, as well as the vendors on their preferred vendor list. We had a wonderful experience working with them in the months leading up to the wedding, creating a truly stress-free day! We didn't have to worry about a single detail, as they had it all taken care of. Their attention and commitment to us being happy made us feel like we were the only wedding they were planning!
Having our wedding there was the best possible decision we could have made for our special day! My husband and I were set on an outdoor wedding, but we were worried about rain. Other wedding venues we looked at had, to put it quite plainly, appalling options in case it poured. Fairview, however, not only had a beautiful Plan B, but also a Plan C! We were also concerned with the heat, since the wedding was taking place mid-July in central Virginia, but Fairview had just recently added insulated air-conditioning to their barn this past winter. (And speaking of winter, if you want to get married in the colder months, they got you covered as well; the barn also has heat!) Because of the air-conditioning our guests could comfortably dance the night away, and for weeks after would go on and on regarding what a fun time they had at Fairview. We also received more compliments than we could count, on the gorgeous venue. The farm had a breathtaking view that night of the sunset and (full!) moon!
Can't say enough amazing things about this venue! (I would give it more stars if I could!) We knew as soon as we stepped foot on the property this was the place for us, and I'm sure you and your significant other will as well. We'd recommend this place to anyone!

wn decorations because I got so inspired by the whole property and its setting! We rented the property for the whole weekend and thank God we did because we needed every second to set up before the big day. Friday we had our rehearsal dinner on the property and really enjoyed having our bridal party hang out and spend time with us the night before (Make sure you confirm with the owners because we were told at last minute that male and female guests couldn't stay in the same house without a chaperone- which we thought was weird considering most of the bridal party was already married to each other). We ended up changing our plans and not having any of the groomsmen stay on the property which turned out alright --the girls had their own fun!! :) The next day went very smooth thanks to our wedding planner (which I highly recommend) and the entire wedding was absolutely beautiful! It was supposed to rain but it held off until the very last minute. I really liked that we had multiple back up plans in case of rain because the venue had spots that were covered but still beautiful. The night of the wedding my husband and I were the only ones that stayed in the house-- It was great not having to drive to a hotel after the wedding. The entire wedding was absolutely amazing and I will never forget this beautiful venue. The only reason I didn't give Fairview Farms 5 stars was due to the lack of communication with the owners. I felt that after Debbie "sold us" on the property it was harder to get in touch with her or her husband Blanton. This is also one of the reasons why we hired a wedding planner so we could work through them instead. Also, on the morning after the wedding Debbie requires you to do a "walk through" on the property with her to make sure everything was put back in its place/not broken, etc. -- well she never showed up. My parents waited there for almost an hour and a half and still nothing. They sat while the cleaning crew cleaned up but still no Debbie or Blanton. It was not a good way to end the wedding weekend. Overall, I loved my wedding and will most likely recommend it to others in the future.

to be "chaperoned" as long as there is a responsible person in charge and it is part of of our fully outlined agreement. We never dictate who stays where as long as there is a responsible person/persons. Also, Fairview Farm owners have never required a walk through of the property the morning after an event with our families and there is nothing referencing any of this in our guidelines. We are so sorry that this bride felt that her wedding was less than perfect. We follow up with each couple after their wedding to see if there is anything we could have done differently and never heard anything. The planner referenced is one of our preferred planners who was hired beyond the scope of services that we include in our package. She is correct, they are wonderful, as are all preferred vendors of Fairview Farm. Fairview Farm has been family owned for 100 years and is passionate about preserving the southern charm of the 115 acre multiple barn farm estate. The large ADA event barn is heated and air conditioned opened in 2014 and our focus is you. Occupancy can be up to 245 at Fairview Farm.
There are destination weekend packages mid-season Saturdays, Sunday and weekday elopements. Catering, month of planner, DJs or band, decorated and furnished ADA barn and large pavilion, gazebo, five acre pond with gazebo and fountain, multiple barns and much more are just part of the charm of the venue.
