We provide a non-traditional venue so that our clients have a blank slate to start from and can make the space their own. Without any décor, the soaring ceilings and cement walls feel "industrial chic" but clients can transform the space with glitz and glam, rustic touches, romantic lighting, modern lines, whimsical details, and vintage furniture. Located just North of Boston, Massachusetts, in the heart of New England, the venue is conveniently located and easily accessible to Logan Airport and nearby accommodations and attractions. Olio caters to all couples, particularly those who have a unique vision, background, or love story. Olio welcomes all and actively seeks out LGBTQIA+ identifying clients.
Olio is a family business, launched by Sarah Narcus after a decade planning events with her wedding coordination company, Without A Hitch, in partnership with her mom. Olio is professional designed and operated so that all of couples are taken care of.

Olio is a beautiful venue. We were drawn to the hardwood floors, large ceilings and beautiful tall windows, and everything came together wonderfully for our special day! The Olio team and owner Sarah went above an beyond to make the planning process and our wedding day smooth and worry free.
Words cannot express our gratitude and appreciation for people like Sarah and the staff at the Olio. After the results of the 2024 presidential election the disappointment, fear, and sadness felt by many Americans, particularly the LGBTQIA+ community, was palpable. To open my Facebook the next morning to a post from the Olio offering free elopements for LGBT couples was one of the most heartwarming moments of my life. I immediately reached out to Sarah who responded very promptly with such excitement and grace. She also sent me an extensive list of other vendors that were also offering free or discounted services to support the marriage of so many amazing couples like us. Any couple who has faced the fear of losing their right to be with or marry the person they love can relate to the tears of relief actions like this bring to your eyes! My now WIFE and I had an incredible day where we eloped in a beautiful ceremony with our immediate families at the Olio on 12/12/24. They even had a rainbow light wall to fill our photos and ceremony with even more pride and joy! The simple, quick, and intimate elopement was a perfect way for us to become partners in life, love and everything in between!!! We cannot express our appreciation and gratitude enough. The world needs more people Sarah and her staff! The venue is unique and stunning with amazing potential for any type of event or celebration! To quote our favorite song, the Olio is simply the best!
Olio was the perfect wedding venue. We were so happy we were able to make the space exactly what we had envisioned for our special day. The venue has a unique vibe that can be customized to whatever you want. Sarah, the owner, who was also our day of coordinator through her company, Without A Hitch, was helpful and knowledgeable and it made our day wedding day smooth, efficient, and on time. My wife and I eloped at Olio on December 27th, 2024. After the results of the election were confirmed, we were afraid, terrified and scared of what our future would look like in terms of LGBTQ rights. At the time, we were currently planning for a Fall 2025 wedding, however we decided we needed to expedite the marriage part before January 20, when the new administration begins.
Sarah and the Olio team opened their doors for LGBTQ couples in our situation and we couldn’t be more thankful. In a time of fear, Sarah made us feel appreciated and it was a nice reminder that all love is welcomed. Becca from the Olio team was onsite for our elopement and her calm demeanor helped make the day run smoothly.
The Olio venue is absolutely beautiful and we 1000% recommend this venue for your next wedding, event, etc.! Thank you again to Sarah, Becca and the whole Olio team for making our special day unforgettable!
There are not enough kind words to express how grateful we are for our experience with Olio. My fiancée and I had just gotten engaged a month before the 2024 election. After the results, like many queer couples, we felt anxious about our safety and our ability to marry in the future. That’s when we learned that Sarah was offering 1-hour elopements for queer couples leading up to the new presidency. It felt like serendipity, especially since I had previously worked as a vendor at Olio and knew how beautiful the space was. Sarah went above and beyond, not only connecting us with spreadsheets full of discounted vendor options, but also being available to answer any questions and offer invaluable advice.
On the day of our ceremony, we encountered a few scheduling hiccups and found ourselves as two very stressed-out brides. Despite having only an hour in the space, Becca, the onsite manager, was incredibly kind and accommodating. She worked hard to keep us calm while we took photos and made the most of the time before the ceremony. Afterward, Becca opened up the office/lounge space for us, allowing us to savor our first moments as newlyweds. We are so grateful to Olio for stepping up for the LGBTQIA+ community and for the warmth and generosity they showed us. Thanks to Olio, what started as a rushed elopement turned into the micro-wedding of our dreams.
When we set out to find our dream venue, we had a mission to find a unique charming place that would accommodate 250 guests and allow us the flexibility to create the wedding that I dreamed of. OLIO did not disappoint, it was above and beyond what I could ever imagine my wedding could be. Every guest remarked on how stunning the venue was, and we felt so lucky to have chosen such a unique beautiful place to say "I do." I can’t believe we pulled off the event with 250 people, it was ALOT! I am so glad I was able to get it down, while the amount felt overwhelming at times, we all fit perfectly and helped to force people to get to know each other.
Along with a beautiful space, we were also able to choose our vendors! This was huge for two teachers on a tight budget. We were able to have more control over the type of food that we wanted and were able to create the perfect ceremony and reception that merged our cultures. Many people could not stop talking about the merge of Jewish traditions and Haitian culture that was able to shine through with a unique venue. People could not stop talking about how they got to try Haitian food for the first time all due to the flexibility that this venue allows.
From the very beginning, OLIO’s owner, Sarah Narcus, was nothing short of amazing! Her willing to be able to accommodate, and very quick to response to every email helped smooth over any wedding anxiety. She was so great that we made the quick decision to hire her wedding planning company WITHOUT A HITCH for our day coordinator. I CAN NOT RECOMMEND OLIO AND WITHOUT A HITCH ENOUGH!
We’ll forever cherish the memories of our wedding, and we’re so grateful to have had the chance to celebrate at such an exceptional location.
We had the most perfect wedding celebration this past weekend all thanks to Sarah and the rest of the Olio staff. We could not picture having our wedding anywhere else and now that it is over we know it was the best and only choice for us. The professionalism of the staff starting with the owner cannot be overstated. They were always responsive and accommodating to any and all questions we had no matter how minor. The ability to rent out the space for the entire weekend made our dream and vision come true. We were able to have a fun time setting up the space exactly how we wanted it the day before and were able to bring in all our DIY items without feeling rushed. It really made the one day event into a fun filled weekend! From over a year ago taking a tour of the space all the way to last weekend's festivities, Sarah and her team were there for us and we could not have asked for a more magical and special day.
We got married here on Sunday 9/29 and I really can’t say enough good things about this space. The team was great to work with and all of our guests were so impressed by the space because it’s not like anything else really.
I LOVED having the ceremony, cocktail hour, and reception all in one room because we wasted almost no part of our day shepherding folks from place to place. The caterer recommended to us, Premier, was also amazing and they were on it and had many great suggestions to make the day as great as possible as they work in the space often.
If you want outdoor photos before we found two great little parks to work with and ended up doing our first look and family portraits at “Leather City Commons” which is a three minute drive down the street. Then the two of us walked the ten minute walk back to Olio from there and got some great photos by Peabody City Hall and there are truly a plethora of great brick walls to choose from for a good backdrop!
For getting ready we stayed at the Bell Inn and Tavern and their team was also amazing! I got ready in a Junior King Suite my parents were staying in and their team flipped the bridal suite early (as they had a wedding party the night before) so we could do bridal portraits with the moms and my sister. My husband and I stayed there that night and the room is gorgeous. My only regret with that space is we didn’t stay longer because it was so beautiful!!! (And the room service food we ordered from the tavern for lunch was great!) Shout out specifically to Kelsey and Heather for all of their help.
Logistically I was a little nervous about it being in Peabody as we live closer to Boston but parking is free on Sundays and folks could Uber easily to the venue. Many out of town folks loved being able to stay near Salem to make it a great weekend trip.
Last, I cannot recommend enough having a day of coordinator. I know Sarah who runs Olio has her own planning company and would be amazing to work with. I was lucky enough to have an amazing coworker and friend who helped me out and I literally gave him a binder with everything and I did not stress about anything for the entire day. I did not see my cell phone or get asked a single logistics question all day and it was GLORIOUS.
I think that covers everything and will absolutely update if I think of anything else that can help out future brides considering this great space!!!
I have not even had my event yet and I am already blown away! We had to change venues about 2 months before our date, which I was already losing my mind over, but I had seen all of the amazing reviews about Sarah, her mom and the venue in general and I had to contact her. I explained the situation, and Sarah was beyond accommodating for us, my mind was put at ease. What felt like a few days of spiraling turned into calmness after our conversation.
Olio has their list of vendors that they use, but with us already having our vendors booked / paid for, for the past year, they were more then gracious enough to accommodate as best they could (brought the blood pressure down a little more also lol).
We set up the day to look at the venue and yes I’m getting married next Friday 9/27/24 but I’m not a strong believer in love at first sight, but wow… this venue! Lol it’s the perfect mix of old art, classic theatre and modern wow factor! Everything about this (sudden) journey at olio has been nothing but 5 stars. Thank you Sarah and Becca for all your doing to make my day special. Can’t wait!

*UPDATE* We had our wedding on 9/27/24 and OMG Sarah and Becca outdid themselves. They made everything with the set up and the planning so easy, the night before when we had the rehearsal, Becca made sure we had everything we needed to get set up, she made sure we were comfortable and that we were having fun. I can not even put into words how grateful I am for Sarah and the whole crew she has, everyone is professional, fun to work with and genuinely care that you get the event that you dream of. A wedding day is one of the biggest days of your life (next to having your kids of course lol), and they made it so special for us. If I could give them a million stars I would! Thank you Sarah and Becca, you guys are rock stars!
In 2021 my boyfriend and I attended a wedding at Olio and couldn't believe how perfect the space was. Being from the north shore, it was easy to get to which we loved. Once we got to the dinner portion of the wedding and had chicken parm (not your traditional wedding piece of chicken or steak) - we thought, this is the best wedding ever!
When we got engaged in December 2023, the first, and only tour we had was at Olio. We assumed there would be no availability for 2024, but Sarah was able to secure us with the perfect date in June (just six months away).
We knew we didn't want a traditional wedding, and loved the fact that Sarah supported our non-traditional, crazy ideas. When I took my grandmother to visit the space, she met Sarah and said "she's so nice and thoughtful, but you must have to be to work in this industry" I can confidently say after planning my wedding in 6 months that not all vendors are like Sarah and the team at Olio! They go ABOVE and BEYOND to help you create your perfect day. They are incredibly fast at responding, and always taking the time to reply with kindness which goes a long way.
Sarah & team helped us craft the most perfect PARTY atmosphere for our ~200 guests. We went with Premier as our caterer and loved being able to hire local Peabody establishments for food, shoutout to Champions Pub, Toscanas, and an INCREDIBLE grazing board by Edex Provisions (right outside of Olio!) Followed by epic late night snacks from McDonalds. Olio allowed us to create the wedding menu of our dreams :)
I would absolutely recommend working with Sarah and the team at Olio. My friends and family are still raving about the space, the food, and how much fun the night was. I've had the pleasure of working with Sarah and her wonderful team at Olio on multiple occasions over the years. I simply can't say enough positive things about her and this beautiful venue. An incredibly versatile blank canvas, Olio offers endless possibilities when it comes to layout, decor, and activities. It's a dream venue for those who know exactly what they want to incorporate in their big day, and for those who don't, Sarah is an expert at helping to unlock it's full potential. Her unique ability to make every aspect of her clients' visions a reality while simultaneously alleviating any hint of stress throughout the planning process is truly a godsend.
While Sarah's professionalism and extensive event planning experience are second to none, arguably more important is her kindness, patience, and generosity. Despite ultimately choosing a different venue for my own wedding (only because Olio wasn't quite close enough to our friends and family on the South Shore and Cape — and trust me when I say we cried about it), Sarah has offered her expertise to my fiance and I throughout our own planning process simply because she genuinely wants to help. You will not find a better partner in your journey to plan and execute the most important day of your life, and you won't find a better space to do it in if you want the most gorgeous, customizable backdrop that can be transformed into quite literally exactly what you want it to be. Five stars doesn't feel like enough for this magical venue and the remarkable team behind it.
We recently had the most magical wedding at Olio, surpassing our wildest dreams. From the first time we contacted Olio (*it was the first and only venue we toured) through the post-event email catchups - we’ve had nothing but an A+ experience. Sarah and her team are not only approachable but welcoming, friendly, flexible, helpful, creative, honest, we could go on and on.
Committing to a blank slate venue was a leap on our end and they were there to guide us every step of the way. Sarah had nothing but great suggestions and offered a variety of vetted vendors to help ease our search. As we got closer to our big day and our questions seemed to accumulate, Sarah’s responses were timely and thorough. Lastly, the staff members working the night of our wedding were all SO pleasant and helpful! Our guests went on and on about how much they loved the space, how unique it was, etc. It fit the vibe we were looking for so perfectly and can truly become anything you want it to be.
Logistically, it’s very easy to get to with lots of local things to do for out-of-town guests to do while in the area.. and The Bell Inn and Tavern a block away is the most perfect location for the bridal party/family to stay - not to mention a great afterparty location!
Olio was the first (and only) wedding venue we toured. Immediately following our tour, my partner and I cancelled all tours/meetings with other venues - we knew that if we were going to have a wedding, it had to be at Olio.
Sarah and the Olio team ALWAYS met us with genuine enthusiasm and kindness. All communications with Olio were authentic, seamless, and enjoyable. Since our family lives all over the country, Sarah and the team went out of their way to accommodate and ensure each of our family members could tour Olio when they were in town.
Our wedding exceeded any and all expectations. It is impossible to articulate the beauty of this venue. All of our friends and family continue to rave about the space, story behind Olio, and the wonderful venue team. Olio is incredible without any decorations, but can be a blank canvas for people with big ideas. There is East End Peabody Veterans Memorial Park down the road that is perfect for photos, and a Granite Coast Brewing Company a few doors down for an afterparty.

Olio is an absolute gem of a wedding venue! From the moment we stepped through its doors, we were greeted with warmth and professionalism. She was friendly and excited for us to enjoy the venue the following day. What truly sets Olio apart is its unique space, allowing us to infuse our own style and personality into every aspect of our wedding. The cool history flooring added a touch of charm and the high ceilings created a beautiful backdrop for our photos. Olio also excelled in coordinating with other vendors, ensuring smooth collaboration and execution on the big day. We knew as soon as we walked in for our tour that Olio was The Vibe. It was exactly the venue we had in mind when we envisioned our wedding. We live in Brooklyn, NY, but got married in our home state and Olio felt like a little piece of Brooklyn in MA. In short, it felt like us and though we saw a couple other venues, the vibes at Olio were impossible to beat.
One of the primary reasons we chose Olio was the flexibility in catering options. We looked at a couple of all-inclusive venues whose menus were too rigid and who could not provide us with the option to serve our guests a combination of cuisines. One of Olio’s preferred vendors, Premier Bar & Catering, allowed us to serve our guests a combination of Bengali and American Chinese food.
Sarah and her staff were super communicative both during the process of booking Olio and afterwards while we were booking vendors. It did not feel difficult to plan our event even though we couldn’t just pop around for a visit to the venue, being from out of state. When we were in MA and asked to tour the space again, we had no trouble coordinating our visits with Sarah.
The atmosphere was everything we had hoped for and the space really embodied our vision. In addition, Olio also photographs SO WELL. Even the phone pictures our guests took are absolutely stunning.
We are so happy we found Olio and would change absolutely nothing out booking the venue for our wedding! We will happily recommend it to anyone who is interested.
It was perfect. Sarah and her team were so responsive and helpful, accommodating multiple visits and our long list of outside vendors, and the space itself is just stunning when all the elements are brought together. Such an amazing time!
We had our 175-person wedding (on-site ceremony) at Olio in early November, and we could not be happier with how everything turned out. The space is STUNNING and everything came together beautifully the day of. So many guests told us how much they loved the venue/how unique it was. How much passion and attention Sarah has poured into Olio is palpable! From our first tour in July 2022 until our wedding day, everyone we interacted with at Olio was extremely professional, responsive, and kind. At no point did I feel like just another client in their lineup. Also, their transparency and modern website was a breath of fresh air after literally chasing other venues down for basic information. I planned our wedding from France, and Olio was very accommodating when I asked to visit during the brief weeks I was in MA leading up to the wedding. It was usually Jenna that was there, who was always warm and welcoming. Besides a gorgeous space and top-notch team, Olio’s location was perfect for us. Main St feels iconically New England (which our international guests appreciated), there is ample parking nearby, and we got some great pictures in the area. We spent 2 nights at the Bell Inn and had our welcome party at Granite Coast Brewery; to have everything on the same street was so convenient! Side note: if you are looking for day-of-coordination services, do yourself a favor and book with Sarah/Without a Hitch (her OG baby) - truly one of the best decisions of our entire wedding experience. I could keep ranting about how much we loved Olio and the phenomenal people behind it, but I’ll end with saying that if you want a gorgeous, transparent, responsive, flexible, unique, and genuinely people-centered venue – Olio is it!
Olio was our first and only venue we toured for our wedding because once we walked in, we knew this was the place for us to celebrate our love with our friends and family. We loved that we could make the space anything we wanted it to be and put a little (or a lot!) of our own personality in our wedding that many venues cannot accommodate. That’s where Olio shines above the rest of the venues in Massachusetts. They offered tours and open house times that made planning and visualizing so much easier. On our first tour, we were told all of the history that lived in the building and hearing that made us fall in love all the more. All the staff we met and worked with were all so kind and helpful. Our guests could not stop raving about the beautiful space and could not believe that it is hiding in downtown Peabody! We’re so happy we picked Olio for our wedding!

Choosing Olio as our reception space for our wedding was one of the best decisions we made in the entire process. We are a queer couple who had been denied by other venues and made to feel uncomfortable by other venue teams/ owners. From our first email interactions, we noticed that the owner Sarah made no assumptions. They had LGBTQ folks on their social media/ websites and all paperwork was not heteronormative. We were instantly comfortable.
When we walked into Olio, it was undeniable that Olio is a venue like no other. We are not a “ballroom” couple and yet ballrooms were the only spaces that could hold our 210 person wedding. Olio was instantly all that we dreamed of. It was a HUGE space that met all our needs, was affordable, and was not a ballroom. It felt like us.
Sarah was extremely knowledgeable about vendors, wedding planners, and the surrounding area. She was available for advice/recommendations and directed us to all of the best photography backdrops! She and her staff felt like friends. They were excited to celebrate in our joy, hear all about us. We were not dollar signs to them. We were important.
On the day of our wedding, Olio staff was ready to give us our best day ever. WE did our first look in front of the big windows of Olio. Staff was peering from the stairs, taking pictures & beaming smiles our way. We were treated well by all that were involved. All of our guests commented on how amazing the space was (and still are to this day.)
We are so lucky to have stumbled upon this venue and this staff of people. It was all that we could have dreamed of and more.
When we were looking through venues we saw the same thing, Rundown local event spaces, Hotels with outdated décor or places that were not very friendly towards lgbtq potential clients. Then one day my now husband showed me Olio via Instagram and we fell in love. Our journey started with a quickly scheduled tour with Elaine who was an absolute sweetheart, so warm and welcoming. She told us the whole back story for the event space and how her and her daughter Sarah came to own it. The space was large, it was a blank canvas and had an odd charm to it like if you looked up you would see the phantom of the opera in the rafters. Exactly what we were looking for. After our tour I was Contacted same night by Sarah and the booking process was easy and seamless, something I greatly apricate because I hand stress about as well as well as Britney Spears in in 2007, Sarah can attest first hand and so cant my husband. Even with my prickly moments Sarah was there to offer a very useful guiding had in the process that put me at ease right away and she was always readily available to give me information. Her staff were all very kind and very helpful leading up and the day of our wedding they truly made our day that much more special. I have to say my favorite part of this space was its versatility! Every color combination looks great every form or decoration you can imagine looks amazing this space is the chameleon of wedding venues, Sarah and her mom have truly done an amazing job with their space. In All if you don’t want your wedding guests pestered by townies at a local event space, love to be able to decorate your wedding without anything looking awful or clashing and want to surround you and your love ones with genuinely good wholesome people. Please do yourself a favor and get in contact with Sarah asap, You will not regret it I promise!
We loved having our wedding at Olio! From the first moment we entered the space, we understood how Sarah had squeezed in her 10+ years of wedding planning experience into a unique but extremely functional venue. The space is beautiful, Sarah is an amazing communicator and so easy to work with, and our guests raved about how our day felt unique and authentic to us. The staff managing the venue on the day-of were fantastic. We worked with two of Olio's preferred vendors, Without a Hitch Coordination, and Premier Bar Service and Catering, and had excellent experiences. We were lucky to book the bridal suite at The Bell Inn, two blocks away, and loved walking to the venue through downtown Peabody. We highly recommend working with Olio and we're dying to return as wedding guests someday soon!

Before we were even engaged we knew Olio was going to be the one. We saw photos of a wedding that took place at Olio in 2021 and loved the modern industrial vibe. I followed their Instagram account and was sold. It was the only venue we toured and we booked a November 2023 date right away. Every single time we walked into the room we got excited and knew our guests would be wowed. The space is so unique and a wide open canvas to make your own. We knew we wanted a club vibe and the high ceilings and cement block walls were the perfect backdrop for a disco party. The proximity to Salem was another plus because it gave our guests a chance to explore an area they’ve never been to. Sarah is so helpful and informative and very communicative which is helpful for someone like me who has a million questions. We received compliment upon compliment for our venue choice and we wouldn’t change a thing. Thank you Olio team!
Olio was the only venue that we toured for our September 2023 wedding and we fell in love with it as soon as we stepped in. This venue was everything we could have asked for and more. We instantly loved the passion that Sarah (owner) had and the history of the space. Sarah is warm, genuine, and her and all of the Olio staff are genuinely excited to help you make your event special. We loved the fact that Olio is a blank canvas, which allowed us to create an event that looked exactly like we wanted. The beautiful wood floors, stunning cement walls, and the gorgeous windows created the perfect backdrop for our event. We loved that we were able to have our ceremony, cocktail hour, and reception all in one space, but the room never felt small or cramped for our wedding of about 120. The windows let in beautiful natural light during the ceremony and then when the sun went down, the room felt warm and intimate with the light from candles, string lights, and uplights, making it the perfect setting for dinner, speeches, and the dance party. At the end of the evening, we continued on down the street to Granite Coast and then back to Bell Inn for the night--a true Main Street affair! We loved Olio and are so glad we chose it for our wedding!

I don’t think we could have ever envisioned a more perfect location in our wildest dreams----The hardwood floors, the cement walls, the openness of it all....those windows!! There wasn't a guest the whole night who wasn't equally as in awe as we were. Being in the Salem area for Halloween weekend was just the perfect cherry on top for our wedding vibe/vision.
What's the catch? Being a blank slate was a little overwhelming for us at times, but made manageable by our amazing team of vendors. Olio was the perfect stage (pun intended) to bring our unique touch to every aspect of the day, and we couldn't be more grateful to have such an incredible backdrop.
With the help of Sarah, that process of bringing it all together was as smooth as it could have been. We can’t recommend this venue enough.
I can't even begin to recommend Olio enough as a wedding venue! We really wanted a unique venue with a kind of DIY vibe to it, and when we first toured Olio we knew it was exactly what we were looking for! Since we were on a slightly tighter budget, Sarah suggested a Monday holiday to us for our wedding date. This was really amazing for us, as she was still offering the weekday rate for that day. We went pretty minimal with our decorations. The space honestly stands on its own, and looked incredible with just a small amount of decorating. I was blown away at how good it looked when we walked in the morning of our wedding!
We also ended up hiring Sarah through her coordination company, Without a Hitch, to help us out with our planning and coordinate on the day of. I seriously cannot stress enough how incredible she was every step of the way. There were so many small details that we would never have thought of that she brought to our attention. We literally didn't have to worry about a thing the day of the wedding, as Sarah kept everything running so smoothly. My husband and I were able to just relax and enjoy our wedding. It was such an amazing, memorable, perfect day, and I can't imagine having had it anywhere else but Olio.
We just got married at Olio on 10/7/23 and I could not have imagined a more beautiful backdrop to our wedding day. Olio was the first venue we toured and we loved that it was a unique spaces that allowed us to execute our vision.
Sarah was always helpful when we had questions during the planning process and we loved that we could coordinate with her and her team to have self guided tours of the space before our day. Since it is a blank space, this was so helpful to be sure that our vision fit in the space. However, it’s so versatile any style would look beautiful.
On the day of, Ty was there to help with facilities like the lights and the lift. She was so kind and was so helpful throughout the night, we loved being able to work with her!
I would definitely recommend this space, especially if you are looking for something unique and customizable. Sarah has an amazing concept and we absolutely loved working with her and her team. She also has some great caterers she regularly works with and we were so glad to have a professional catering team familiar with the space.
I assure you, love at first sight is indeed real. As someone with decision anxiety, and having been disappointed by every other space we had seen prior to Olio, I thought finally pulling the trigger on a venue would be difficult. We stepped into the space and fell head over heals. There was no contest, and we booked that day. I truly don’t think there’s another venue quite like it in the world. The history is rich, the aesthetic is moody, and the acoustics are immaculate. I can’t recommend Olio or it’s impressive and first class staff enough. If you’re in the market for something unique that you can make all your own (with some expert and assistance from Sarah and company), you’ve found the right place. I’m so grateful that we found Olio and Sarah - truly don’t know how we will ever thank everyone who helped give us the wedding of our dreams.
We had the most beautiful day at Olio, and working with Sarah via Without a Hitch as well! We’d been working with her for almost 2 years! Sarah is a BOSS, her attention to detail is unmatched, and she helped keep my super anxious, adhd self calm! She truly helped our day go so smoothly; and helped so much in the process of planning! The space is absolutely stunning, we didn’t go wild with decor, and it just stands out all in its own. I wish we could come back every year! We are incredibly happy we picked Olio for our wedding venue. The space is pretty unique where is stands out and gave our wedding a real industrial feel. The reaction we had when we first saw the space was the same our guest had during the wedding.
Having this unique space also allowed us to be creative in setting up the wedding in our own way. It allowed us to push our creativity and for that couldn't be happier.

The Olio staff was extremely accommodating throughout the process and even day of the wedding. We had a few handicapped folks in our party and the staff helped them out throughout the night.
Love being able to support local businesses, the area has plenty of choices for after parties, restaurants and close to hotel options.

Having our wedding at Olio was the best decision and we could not be happier with how everything turned out! The incredible space was able to accommodate our large wedding while still feeling spacious (which was a big thing for my husband.) You can play up on the industrial vibe or bring in elements to make the space feel however you would like, which not many venues have the ability to do. Once I started wedding planning, I resorted to my Pinterest board to narrow down my vibe - I knew I wanted a unique indoor space, that was different than a ballroom. I kept being drawn to locations that were described as "industrial chic". A lot of these venues were not in the northshore area. I then stumbled across Olio when googling "industrial" wedding venues near me. I had frequented the Peabody downtown often and had no idea this gem existed. As soon as we toured it, we fell in love. I was so excited that it was a blank canvas space to make our own. Thankfully, Sarah - owner and my day-of-coordinator (Without a Hitch) was absolutely amazing to work with throughout the process. She shared plenty of inspiration photos and answered my many detailed questions. Many powerpoint visuals later, I saw my dream wedding come to life before my eyes. We absolutely loved that the room was expansive enough to not feel crowded, but small enough that all of our friends and family remained in the same room. We also were able to put our dance floor in a perfect, middle of the tables, location so that it was packed all night! For anyone that is considering Olio, but is overwhelmed about the idea of "bringing in all of your vendors" - trust me, it was no more difficult than what I've heard from all-in-one packages, and the bonus was all of the extra personalization. Our wedding day was absolutely perfect and we are forever thankful for this beautiful venue.

Olio is a hidden gem in the North Shore! We just got married in April, and Olio was an integral part of our wedding’s magic. It’s a beautiful space, and with just a few flowers and lights it absolutely blossomed–our guests raved about the venue! It was such a breeze to have our ceremony & reception all in one place, and the transition process was seamless.
Sarah was incredibly helpful throughout the entire process–from the first time we stepped into the venue, to post-wedding loose ends, she was available to help us. Sarah and her staff are attentive, detail-oriented, and caring. They are clearly in the right business!
All I can say is that this venue was everything I envisioned and more! A blank space turned into a backyard vibe on the coldest day of the year. We are so grateful to the whole Olio staff for making our vision a reality. Having a venue with the space to hold your ceremony, cocktail hour, and reception all in one is everything (especially for cold winter weddings)! Finding the right spot to host a wedding is one of the first but stressful parts of the planning process. Dates, aesthetic, facility, and staff all play huge factors in what you want your final vision to be. We had been looking for something that had a story: great bones, history, and function but also fit of desire for a softer industrial vibe. Once we met Sarah and toured Olio it was both a relief and easy call to move forward. To start – her passion for the building’s history as an old theater was evident in her tone when she walked us through it. From the beams in the ceiling, the solid blocks of concrete that form the walls, the uniquely laid 2x4 floor, to the massive windows that allow afternoon light to spill in all add to the magic that is this space.
We had a long list of partners who we tasked with bringing our vision to life – honor the vibe of the space but soften it with soft lighting, plush furniture, and greenery. Every step of the way Sarah and her team worked with us and our team to make it happen and when we walked into the space on the day of our wedding we were blown away by the scene before us. There are lots of things that make Olio a special place to host your wedding/event – the flexibility of the space, the location, the ease of partner access and handicap access (which was critical for our event). We truly felt like they let us “borrow” their house for the night to have the party we envisioned.
Special shout out for Miss Tiesha who was on site for the whole event and helped us sort the elevator and acted as an exceptional “host” while we were there.

Although there are plenty of beautiful wedding venues on the North Shore of Boston, we were looking for something a bit more unique and memorable that would feel like "us." Once we toured Olio, the decision was a complete no-brainer. It is just enough of a blank slate that you can really make it your own, while still maintaining so much character and history (the floors! the beams!) Olio is also a woman-owned and inclusive business that we could not have been happier to support. Sarah and her team are professional, responsive, efficient and kind. It is only a matter of time before this "hidden gem" is not so hidden! We are so glad we chose Olio and could not recommend it more highly. Best day ever!
We got married October 7 2022 and chose we Olio back in 2020 as the perfect venue to bring our two very large families and friends together to party under one roof. It was one of a few options when we searched for 'Industrial' in in CT/MA area and we booked a tour right away. It was the only tour we went on and booked our date the same day, that is how sure we were after seeing the space in person. The details of the building and the open space were simple that the space barely needed decor, just personal touches! I am very impressed by the venue tour, the owners, the responsiveness of Olio's team when working with our planner and our vendors we brought in, and the care and attention they showed on the big day. One last point to make, I am so so proud that they openly support and encourage the LGBTQ+ community to book with them; they have their Olio logo right when you walk in that says "We Welcome All" and their social media content is inclusive of all couples. I would recommend this venue to anyone planning their upcoming wedding , party, or event!
Olio is such a magical space! It was our dream location for our wedding and fit our moody, 1950s feel perfectly. The location was easy to access and Sarah was an amazing support leading up to and on the day of our wedding! Thanks Sarah and Olio!
We recently got married at Olio on New Year’s Eve and it truly was the best day of our lives, it was everything we could have dreamed of and so SO much more.
Olio itself is so unique and charming, which is exactly what we were looking for in a wedding venue. When you walk up the stairs, the size of the space alone is truly breathtaking. The original walls and features, gorgeous floors and massive windows add so much character, and the modern industrial vibe is something we didn’t even come close to finding at any other venue we toured. We knew immediately that Olio was our choice!
Olio was the perfect wedding venue for us from start to finish and working with Sarah and her team was nothing short of AMAZING. Throughout our entire year and a half of planning, Sarah was extremely quick and kind to respond to any and all of my questions and concerns. We also hired her for her coordination services through Without A Hitch and it was one of our best decisions. She made sure our wedding day ran smoothly, she kept me calm and took into consideration all of our wants and needs. She truly made everything we wanted to happen, happen!
It’s now been a couple weeks since our big day, and our guests are still talking about how amazing, beautiful and fun our wedding was! People are calling it the party of the year lol. I was born and raised in Peabody, and a large majority of our guests are also Peabody residents.. they truly couldn’t believe that this gem has been hidden right downtown!

My husband and I had our wedding ceremony at Olio in July 2022. BEST. DECISION. EVER. (Okay, aside from marrying a pretty cool guy.) Because we booked a date that was less than 90 days out, we were able to rent by the hour, making Olio such an affordable choice. We even discussed planning a 5 or 10 year anniversary celebration since we only had our ceremony here. We are dying for the full experience with dinner and dancing!
I reached out to Sarah in December 2021 to schedule a tour, but our entire family ended up testing positive for Covid, so we had to cancel those plans and she was SUPER kind and understanding! Then, life got busy, and we had to push back the wedding planning. By May of 2022, we decided to just go for it in full force. I couldn’t get Olio out of my mind as a potential venue. I reached back out to Sarah to schedule a tour and she was able to squeeze us in the next day - a week before Memorial Day weekend, on a Saturday, during peak wedding season. Sarah’s mom, Ellen, showed us around the space, taking the time to answer our questions and teach us the history of their venue — even while vendors were inside setting up for a wedding that evening. The pictures of Olio are stunning, but when you walk in, you really are just blown away. I mean, it was truly just the perfect venue for us. Needless to say, we secured our wedding date at Olio just a couple days later.
From start to finish, everything was absolutely PERFECT. We loved having flexibility with our day-of schedule, the QUICK responses from Sarah and Kara, and the location (we bought our house nearby a couple years back). Having a venue with a breathtaking, natural beauty made “decorating” so much easier. All we needed was an altar and 3-4 tables for our cornhole boards (the “guestbook”), favors, photos, etc. The concrete walls and 30(?!?) foot high ceiling provided a unique aesthetic we wouldn’t be able to find anywhere else.
Aside from the physical aspects of Olio, it was so refreshing to work with Sarah and Kara. They are some of the kindest people and very clearly know what they are doing. Having a great space is one thing, having great service is another, but having BOTH?! Just take my money. All of it.
TLDR; Olio is amazing. Schedule a tour, at least. You won’t regret it! 10/10 ⭐️
Olio was the first wedding venue we toured and right away we knew we could envision everything coming together in that space. We wanted industrial and modern, and we loved the openness, the history, and the combination of old (building, walls), with new (restrooms, accessibility). We got married at Olio in September and it was everything we could’ve hoped for. Our guests loved how unique it was and how it reflected our style. Sarah and the Olio team were responsive throughout planning and there to answer any questions we had. I appreciated that they let us stop by again after booking to bring our parents to see the space we chose. It’s an added bonus that there’s a park right across the street for bridal party photos. We also booked Without A Hitch for day of coordination, which we highly recommend. Sarah gave us peace of mind, knowing everything was taken care of, allowing us to relax and enjoy! My husband Matt and I got married on October 21st at Olio and we loved every moment of it. The venue itself is gorgeous, modern and one of a kind. We were so thrilled and happy to connect with Sarah (the owner) and that we found Olio to host our wedding. Every guest commented afterwards how truly unique the venue was, and how special our wedding was and it largely due to Olio, Sarah and her team. My husband and I thankfully stumbled upon Olio when we typed in “unique, industrial wedding venue.” When we arrived and stepped inside the lobby area, it looked so clean, bright and modern. Then we went up the stairs and WOWWWW - we were legitimately speechless. The enormous room with so many historical features and endless possibilities really blew us away. It’s a blank canvas, waiting for you to design the best day of your life in ANY way you want! We secured our date with Sarah within a couple of days and I’m so glad we did. Not only is it a gorgeous venue, but Sarah and her team were also incredibly speedy and helpful in answering any emails and questions we had along the way.
Now that our wedding is a few months behind us, we really can’t imagine having it at any other place. It was truly the best day of our lives and we got so many compliments from our guests on what a seamless and fun wedding it was.

We knew we did not want a traditional venue and when we came upon Olio in our search, every other option fell away. With my background in theater and event planning, and having a very handy, woodwork loving husband, the history of Olio immediately stood out to us. During our initial tour my own mother was very hesitant about having to fill the wide open space but when we walked in before the ceremony she said "you chose right!"
Sarah, Kara and Ellen were so helpful and supportive throughout the whole process. Through social media I was constantly able to utilize their page for updates, ideas, vendors and resources to not make me feel overwhelmed in planning. They were organized, communicative, well staffed and welcoming of all our vendors and guests - and how can you not love a mother-daughter team and their story?! Thank you all for making our day so special. Our guests continue to talk about it and I will forever refer all my friends, family, and whoever will listen, to consider Olio for their event.
I cannot say enough good things about Olio. The space, the staff, the vibe - everything was perfect. From the very first tour, Sarah welcomed us with open arms and for the two years leading up to our wedding, she was always available for questions. Our guests loved the gorgeous, unique space and there was more than enough room for 160 people. It was great that we were able to pick our own vendors to create the perfect vision and they had nothing but nice things to say about the venue. We are so thankful for all their hard work to make our day perfect.
Olio is a one of a kind venue. It was absolutely perfect for our summer wedding. As soon as my husband and I toured the venue we knew it was going to be the ideal space to make our vision come to life for our summer wedding. We loved the history of the space, and the industrial vibe. Olio is anything but a cookie-cutter venue, which is exactly what we were looking for. We wanted something nontraditional that represented us as a couple. We loved that we were able to customize every single detail, and hire all of our own vendors. By choosing our vendors, and designing the space how we wanted, we were able to have the unique wedding we dreamed of, that our guests loved and can't stop talking about!
We knew from the moment we saw Olio online that it was the perfect venue for us. As a result it was the only venue we looked at before booking. We knew it was meant to be when the date we desperately wanted, 10.15.22, was the only Saturday they had left in October at the time that we booked.
We wanted an industrial space that was a blank canvas where we could create something unique. As a photographer and graphic designer I knew I didn't want our wedding to look just like everyone else's and Olio gave us the creative freedom to do just that.
The space is absolutely gorgeous with its soaring ceilings, concrete walls, abundant natural light and unique hardwood floors. Olio has everything you could possibly need, updated bathrooms on the first and second floor, a lift for accessibility, a comfortable office so the guests can't see the bride before the ceremony, abundant space for onsite ceremony and reception, and so much more.
We loved our initial tour with Sarah, her energy and passion is contagious and it was a delight to walk the space with her while learning about the history of the venue. Sarah is a true professional, she was so helpful throughout the entire process and she is so responsive to any request or question. We adored Sarah so much that we ended up booking her other company Without a Hitch for coordination as well.
We can't thank Sarah enough for all her help and we will happily recommend Olio and Without a Hitch to our friends and family in the future.

Sarah told us all about the venue with such passion and enthusiasm. It was clear that she loved and cared for the space. It is such a beautiful and unique place for an event. It was the perfect mix: on the one hand, it matches our urban aesthetic while, on the other, it is a clean and professional space with all of the amenities and roominess that a large-scale event requires. We loved the beautiful, sweeping walls and the huge windows looking out over downtown Peabody. We spent a lot of time in the area leading up to the wedding, and the neighborhood is filled with charming cafes, breweries, and shops that we knew our guests would enjoy.
Sarah did a great job communicating to us throughout our planning process, promptly responding to emails and providing us with ideas and vendor recommendations. With an blank slate venue like Olio, we felt really empowered to pour our own unique aesthetic into the space, and Sarah helped us plan how best to do that! She was both supportive and clear with her communications. She was also flexible when we needed to do an unexpected drop-off a little early. While we didn’t expect special treatment, we knew that Sarah would do everything she could to accommodate our needs on our wedding weekend.
On the day of the wedding, Kara was managing the space and we were in great hands. She was eager to help with everything we needed from set-up to clean-up the next morning. All of our guests were stunned by the space. We were amazed by how many compliments we got! So many people said it was the perfect fit for us, and we couldn’t agree more.

Olio is spectacular. Where most venues on the North Shore are barns or oceanfront, Olio fills the gap with a non traditional industrial loft. My husband and I booked Olio sight unseen, only to visit in person a few months later. The space is a blank canvas yet there is so much character. The owners are a joy to work with and our day was perfect!
Olio has officially cemented a special place in mine and my husband’s hearts. We decided to book with Olio for our wedding reception the same day we toured the space. Aside from the convenient location for our friends and family, the space has so many beautiful features that made our reception magical. From the historic background to the original wood floors, everything about Olio screams “this space is for you.” We had lots of colors and lights at our wedding reception and everything popped amazingly against the cement walls. I want to plan another wedding just so I can book Olio again. This mother-daughter owned venue is so special, and we are so overjoyed with how we made the space our own. From the moment we walked into Olio for our first tour, I was awestruck by the grandiose space. As a designer with a specific aesthetic in mind, it was important for me to choose a venue that truly felt beautiful and unique even without any decor set up in it–and Olio is exactly that! Sarah and Ellen have done an incredible job preserving the history of the space, yet still making it feel modern and industrial. We ultimately picked Olio for its aesthetic, but also for its location as we wanted to be in a place where guests would enjoy spending the 4th of July weekend. It is driving distance to all of the waterfront hot spots on the North Shore and our guests were excited to take day trips to Rockport, Gloucester, and Salem over the weekend. Before the ceremony, the space was perfect for our first look with our photographer, it provided a historical backdrop for family photos and had an office space for us to hide away and collect our thoughts before the ceremony. My husband and I were within walking distance of many backdrops for our formal photos and had so much fun jumping around town with our photographer. It was also important for us to have the ceremony and reception in the same spot and Olio is large and accommodating enough to provide exactly that. We brought a lot of decor ourselves and Olio was able to let us drop off items the day before and pick them up the morning after which really let us enjoy our actual day without worrying about set up or break down.
Since Sarah has much experience working in the wedding industry, we chose vendors per her preferred list and the day went off without a hitch because all of our vendors were familiar with working with Sarah and at Olio. Because of the history of the space, the acoustics for our band let guests dance and party the night away! On the day of our wedding, we received the ultimate compliment over and over from our guests as we heard “this space is so you!”.

Olio is the perfect venue for those with a unique design vision looking for a flexible space with inherent character. As an interior designer, I had a very specific idea of what I wanted in a venue, and Olio fit the bill for a contemporary setting that we could make our own. The gorgeous wooden floors and textured concrete walls were the perfect backdrop for our “modern disco” wedding. The beauty of the space speaks for itself, but the real key to Olio is their business operations. The team at Olio is personable, helpful and extremely responsive. We were entirely re-planning a postponed 2020 wedding, and Sarah helped us put together the perfect list of vendors to bring our vision to life. We appreciated Olio’s thoroughly modern approach: a hugely informative website; constantly updated socials; straightforward pricing; and digital booking process. Every detail at Olio has been thoroughly considered, and it was exactly what we hoped for.
Walking by Olio on the street you would never know the magic that is inside. As you walk up the stairs, your eyes are treated to an incredible interior filled with dramatic walls, beautiful wood floors, and windows that let the light pour in. This was the first venue we saw and we loved it immediately. You get the opportunity to really customize the space to bring your dream day to life. The team at Olio is amazing and made me and my partner feel so relaxed and guided through the entire wedding planning process through our event. Our guests adored the space and could not believe the amazing energy that vibrates in these walls. I would move into the space if they would let me. Could not recommended enough!
Olio saved our wedding day! After postponing due to COVID and our original venue halting events for an extended time, I am so happy we found Olio! It ended up being better than our first choice. We always dreamed of a unique wedding space and Olio was just that. We are thrilled with how our day turned out. Sarah and the Olio staff were nothing short of amazing. Even with a minor hiccup (unrelated to Olio), Sarah kept us calm, almost as if there wasn’t a hiccup at all! I miss our wedding day and being at this gorgeous venue every day! It truly was the best!
Our wedding at Olio was everything I could have hoped for. The space is gorgeous and a blank slate to turn it into whatever you want it to be. I love the freedom you get to choose your vendors. The space is large enough for big events but even with a smaller group doesn’t feel empty. I love that it’s a historical buildings and the owners are just wonderful. I highly recommend this event space!
Olio is absolutely stunning! They were the first and only wedding venue that we toured, and we couldn’t be happier with our decision. When entering Olio, the first floor was unassuming, and we weren't sure if we were in the same space that we had seen in the photos. But wow, when you head over to the stairs! After walking up the grand stairs to the event space, we knew we found the venue for our dream wedding. We were looking for a modern, alternative space that we could hold the ceremony, cocktail hour and reception. Planning a wedding during the pandemic, we needed a venue that had plenty of space to spread out while also feeling intimate and personal. Olio was the perfect space. We both have a minimalistic design sense, so the exposed concrete walls, hardwood floors and impressive windows create such a beautiful space that we didn’t need to go over the top with decorations. It was so cool to hear the history of the space; a detail our guests loved. Sarah was so positive and helpful through the whole process; answering any questions we had and checking in regularly.
