oing to have to get lighting for the Venue because it only has electricity in one building and the outside it dim lighting, they have recommendations for that. We pretty much did what we wanted they work with you just communicate with Susan. You get some insurance and don't burn the place down you can do what you want. crashing someone’s wedding. The Groom’s Mother allowed us to do a quick visit. The Director, Susan was available to quickly walk us through the site. It was absolutely beautiful & at a great price. We used similar Venues from the wedding that we crashed. We secured the Venue in June & had our Wedding in October. Susan was accommodating and helpful in person and through email. There was an Employee name, Diego that helped us set up the day before and after. He was awesome!

all your own vendors. Booking the venue was easy & the director, Susan, was very helpful when we came to tour. However this changed once we sent our deposit. We visited several times with the promise that Susan would be there to answer questions & walk the grounds with us. This was time we scheduled with her & she never showed for any of our 4 walk-throughs.
Quality: 2 stars. The day before our wedding, we arrived to receive our rentals from the rental company & the grounds were a mess. The fountain was green, the reception lawn had dirt mounds everywhere, fruit covering all sidewalk areas, the area for our aisle was all mud & not doable for a dress' train, broken champagne glasses & trash on the grass, & Susan was not there as planned. Our wedding planner called her & she sent a gentleman to the venue to clean up. 2 stars because he did a great job cleaning up & making it look wedding ready to the best of his ability. Susan's unpreparedness cost us hours of valuable "day before wedding" time & anyone who's planned a wedding knows how important that time can be.
Flexibility: 3 stars. The venue lets you bring your own vendors so our catering & bar set up saved us a lot of money. You can access the grounds the day before your event (rental drop offs can be cheaper this way too) as well as store event items until the morning after your event for pickup. We used furniture items on the grounds which was helpful for extra seating/decor during cocktail hour too.
Responsiveness: 1 star. Again, unresponsive after deposit was sent (which was never confirmed received & months after asking for a copy, I believe it had been lost). Responsive again for remaining balance, but also never received confirmation of receipt of the final check except for seeing it removed from my bank account.
Overall Value: 2 stars. Because of the flexibility on vendor allowances, we were able to save a lot of money on the wedding overall. However, since we booked in 2016, their prices increased by 25% for 2017. Not sure the value still holds at this point for future guests since the price you're paying is really for the flexibility & for access of the grounds.
Overall Service: 1 star. The venue only needed 2 things prepared. The grounds maintenance and 1 room we needed unlocked for an important pre-ceremony moment we wanted photographed. The grounds got done at the last minute with no time to fix the mud & the room we needed was not accessible as promised. Moments before we were supposed to go to that room for pictures, Susan informed me she didn't have the keys & couldn't get a hold of the guy who had them, saying the locks were changed without her knowledge. Thankfully, our photographer found an alternative, however it was outside where everyone could hear us (we sang a song pre-ceremony) rather than inside for a more private moment.
Despite the service provided by the venue's director, our wedding went beautifully as her lack of organizational skills was a "behind the scenes" problem & our planner did an excellent job making sure things went smoothly. The grounds are gorgeous & ideal when they are maintained. My only advice to future couples/event planners is to weigh your options when it comes to how badly you want flexibility over an organized & responsive venue contact.

EVERYTHING, including power (though they were working on getting this fixed shortly after our wedding) and there isn't a lot of indoor spots that are cool. However, the pictures you will get and your guests will love it. We still hear how pretty our place was and for the price we spent on the venue was just right. They can host up to 500 people on their grounds. Take a look and talk with Susan, she's amazing and works will you through the whole way. Also, check out Wendee's Occasion for the lighting, VERY reasonable and they know that location well.
