Built in 1902, The Brawley Estate has quite a history. The house is a gorgeous Queen Anne Victorian structure that has been built on almost 22 acres surrounded by beautiful hardwood trees that make for some great wedding photographs.
The Brawley Estate includes a beautiful pavilion and formal pergola. With its 3400 square feet of space, plus covered overhang, there is plenty of room for up to 250 people for both receptions and ceremonies. (more for partial seating)
The best part of the estate is the flexibility, privacy and freedom to move from inside to outside for on site grilling or yard games.

The Brawley Estate was an incredible venue for our daughter’s wedding. It’s a beautiful location that offers plenty of space for pre-ceremony prep, the ceremony, and the reception....
But what made it so incredible was the effort by the staff to ensure everything was just right for the wedding day. Because we had the threat of heavy rain emerge just days before the wedding, we added a large tent at the last minute. The Brawley team was amazing to work with as they responded to the adjusted setup plan and created a beautiful (and dry) backdrop for the ceremony.

ere a few miscommunications about the rehearsal time that was east to sort out at the venue walk-through 30 days beforehand. They are thorough and detailed helping you whenever you need it. They gave great recommendations when asked, and helped make contingency plans for the weather if needed. Everyone had a great time, and they offer four outdoor ceremony locations, a house to get ready at, and a caterer.

The event was this past weekend, and it was truly the dream-come-true wedding for my daughter! I can’t speak highly enough for the staff (David is the sweetest guy), and the food with their LTD catering was delish. There were still some Covid related changes, but nothing that took away from her beautiful day. So many guests commented on how beautiful the venue was, and how surprised that they never knew this gem existed behind that long, wooden fence!

into a huge success! The staff did everything possible to provide social distancing and keep covid standards. They prepared and served food with professionalism and care. I can't say enough about David and his team making everyone feel attended to. Behind the brick walls of the venue was an escape to another world. There are so many green, lush areas to for excellent pictures. The house takes you back to another time, and is a wonderful backdrop for pictures inside or out. The reception building is clean, fresh and beautiful. The food was excellent and the staff paid attention to the bride and groom's smallest requests. Dancing out under the lights and stars is a memory we will not forget! They met the challenge and exceeded our expectations! We would HIGHLY recommend this venue and this staff.

With everything happening with the pandemic, David and his team were able to host our wedding safely with protocols that were put into place. So we decided to look for venues in the Charlotte area (my hometown) that fit our (or should I say, my) idea of "vintage Southern glamour" ;) When we toured Brawley, we fell in love as soon as we passed through its stunning iron gates. The setting had everything we had hoped for: a gorgeous historic home, a reception area large enough to hold our 150+ guests in one area (not spread out through several rooms in the house, which many historic estates have to do when they don't have a designated reception area), and sprawling grounds for our guests to stroll and mingle. Best of all, the estate is completely private when you rent it for the day, so we had the entire place to ourselves!
As far as the quality of service, David Klingel is the best of the best - he is a passionate, skilled wedding specialist who really knows his stuff. I felt safe and comfortable with him as our venue manager from the very beginning as he answered all of my many questions with thoughtful, caring responses. He recommended a team of incredible vendors for us, almost all of which we used. This was probably one of our best decisions because the vendors have a history of working together, allowing the final planning and set-up process to go smoothly. Brawley urges you to use their selected catering company La-Tea-Da's, which I would highly recommended for their incredible menu selection and commitment to high quality dining. Our guests raved about the food!
All in all, our experience with Brawley was simply magnificent - we could go on and on about the location, quality of service, setting, etc. Booking this venue for our big day was the best decision we could have made. You should definitely consider Brawley if you are looking for a gorgeous estate setting off the beaten path!

he Brawley went above and beyond is an understatement. David and Janet saved the day. They worked many extra hours to make our wedding dreams come true, and we are so grateful. They made ideas we mentioned in passing come to life. They could not have been more welcoming or accommodating! We had our rehearsal dinner, wedding ceremony, and wedding reception on the grounds. It was a perfect weekend! The grounds are beautifully maintained. The exterior of the home is picture perfect, and the arrangement of the space inside works wonderfully for the bridal party day-of. There are spaces for the bride, bridesmaids, groom, and groomsmen all to spread out and get ready. After the ceremony, David and Janet set up a table inside the house for my husband and I to spend a few moments together enjoying dinner. We had our ceremony under the pergola. There was plenty of room for our guests to be seated and to see the ceremony. After the ceremony, David and his team flipped the space to have sofas and seating out there. It was an awesome way to have a few spaces away from the dancing inside for guests to gather. The pavilion reception space is awesome! David and his team were flexible and creative in setting up the space to accommodate various table sizes, food stations, DJ, cake, and uplighting for the pipe and drape. Our guests were very complimentary of the event spaces, the food, and the staff. La-tea-das is a fantastic caterer - the food was delicious and the presentation expertly done! Janet and her team are amazing! We had our rehearsal dinner at the main house the evening before, and we loved it! The food was stationed throughout the downstairs of the house, and the tables were set up on the wraparound porch. Five stars simply isn't enough to say how happy we were with the Brawley Estate!!!

round it. Our ceremony was under a huge magnolia tree next to the house, and our guests enjoyed the gorgeous weather eating out on the porch and around the fountain.
I couldn't have chosen a more perfect place for our wedding, and I have to give an extra shout out to David and the La-Tea-Da catering team for working together to make sure that every part of our day came together in the most amazing way!
I have struggled with this review as I can't say completely negative things about this venue. However, when it comes down to it, I wouldn't recommend this vendor.

ommunication…. from the start, we knew this would be an issue, but we pushed through because we thought the place was so beautiful and it was in a convenient location. Communication with this place was TERRIBLE. It was constant back and forth emails. It was like pulling teeth sometimes to get questions answered. It was so bad about 4 months before the wedding, that we lost complete confidence in the place and looked at other venues. Many things would have been made much easier/faster had they actually picked up the phone to call you back. It was almost impossible to set up a time to meet with them because they would ask to meet in the mornings in the middle of the week. A couple of weeks before the wedding we still didn't have a final invoice for the bar or the extra food we added because we couldn't get someone to answer our questions about bar options. They sent us so many incorrect invoices (our initial contract was even incorrect) and we would have to tell them what should be on it. Our last invoice was even in our favor, but we're honest people and told them. Our other vendors, that we payed considerably less, were wonderful to work with. I was never stressed with them like I was with our venue. They appeared very careless, and I wasn't sure if I could trust them to make our day go smoothly. I feel like for the amount of money you are spending, communication and paperwork should be handled way more professionally.
The night of our rehearsal the barn smelled like a septic tank. It still did until about an hour before our wedding. That story is too long to tell, but luckily it worked itself out.
The thing that probably bothers me the most is the night of our wedding, my husband and bridal party went missing about 20 minutes before our reception was over. They told me later, that they were told that they were closing up the house and were asked to clean out their stuff. Call me crazy, but I feel like I should have been able to enjoy that time with them and vice versa. It was our wedding night and we won't get that time back. We paid for a certain amount of time and they shouldn't have been made to clean out the house until the reception was over and it was officially "clean up hour." We only ended up using 30 minutes of our clean up time--and we had bought an extra hour for that day. When I think about it, it still upsets me.
All that being said there were positives: The grounds are BEAUTIFUL. The house/barn/grounds really give you great bones for a beautiful wedding. They were very flexible and how you chose to set up the barn/ceremony. The food was amazing. Everyone raved about how good it was. The bar was flexible in choice. We did consumption and were even able to get some money back on it that wasn't used. The linens they provided looked fantastic.
But, there are plenty of beautiful venues with great food of comparable price or possibly less than this place. I would find someone else before you deal with stress/headache of the Brawley House.

esthetic of the location is nice. They have upgraded many aspects of the property to make it pleasing to any bride. Although it is pretty from the outside, it also backs up to one of the worst neighborhoods in Mooresville. I worked with Patricia (owner) the entire time I have been planning. I asked for all pricing ahead of time (catering, fees, alcohol, etc.) so that I could make sure that we stuck to our budget. Patricia avoided sending me all the pricing until after she received our $400 deposit. Up to that point, we were told that it would be $68 per person for the package we wanted - that supposedly included the house, the barn for the reception, catering, linens, tables, etc. I knew that alcohol would be extra but when I FINALLY received the pricing many weeks later I was appalled at the actual pricing. There were so many fees that Patricia knew about ahead of time but didn't reveal to me until after she had our signed Save the Date agreement and deposit. After that, we received pricing as follows: $150 set up fee, $150 clean up fee, $30 per hour for bartender, $300 per keg (didn't even get the pricing for wine or liquor), $3 bags of ice, $350 bar set up fee, and so on. These are just a few of the fees that were actually given to me. I was shocked. From the beginning, Patricia made it seem like our total for the venue would be about $7000-$8000 ($68 per person - minimum of 100 people) plus taxes. After we got the second round of pricing, the price went up to almost $10,000. That’s a huge jump for any bride - whether you have a budget or not. I was very disappointed in this and asked Patricia about her pricing multiple times. I received much avoidance and short emails that hardly answered any of my questions. She sent me the Rental Agreement which I was hesitant to sign but decided we would try to find a way to come up with the money because we really liked the venue. I signed and sent back the rental agreement, which she now says she never received (HOW CONVENIENT). To add to her unprofessional manner, I receive an email (can't even give me a phone call) saying that she is terminating and canceling my event them because of my questioning of the pricing. I informed her that we had already purchased Save the Dates and invitations listing her location as the venue, which she has yet to reply to. I then sent her multiple emails and called her 4 times to try to come to an amicable solution so that we could continue to work together. She continued to ignore all correspondence from me until she sent me an email with a termination letter. Nowhere in her Save the Date agreement or rental contract does it say they can CANCEL your event due to discussion or concerns on the bride's part of the pricing that was never brought about originally. I called her yet again after I received the termination letter today through email and she still has not returned my phone call. These are some of the most unprofessional people I have ever worked with and I am quite surprised that they are canceling events as quickly as they are since it seems that they are having trouble booking events for this year. PLEASE be advised of the unprofessional nature of this venue and make sure to inquire about all pricing, although even then they may not provide it to you upfront.
