Dulany's Overlook

Our wedding at Dulany's Overlook was like a page out of a fairytale. We had been searching venues for weeks and came upon Dulany's as a suggestion from a friend. Dulany's had everything that we were looking for (outdoor/indoor contingency, great cocktail hour, preparation space for the ladies and gentlemen, beautiful scenery, private ceremony) at an exceptionally affordable rate. Mark and Brittany were readily available for all questions and visits. Brittany did a simply amazing job setting up our areas and coordinating with all of our vendors. We could not have asked for a better location for our wedding.

DO NOT BOOK HERE (Brides, beware.) They will not refund your deposit even if you give them 10+ months notice of cancellation like the contract states. One of the owners (David) sent me an email confirming that I would receive $952 back per the contract, but after two years of nothing/turn-around/ignoring from both him and Mark - we unfortunately are working with our lawyer and taking them to small claims court. Save yourself the trouble. Life happens and you never know if you will need to cancel, but Dulany’s Overlook won’t honor the contract you’re about to sign (you’ve been warned.)

We got married at Dulanys last month and had the absolute pleasure of working with Kim! We planned our wedding remotely from California so I was really nervous about all the details coming together, but with Kim's guidance everything was smooth and stress free on our big day. Not only is Dulanys absolutely gorgeous (our pictures are insanely beautiful!), but they have such a solid handle on local vendors. We really just followed their recommendations and were so happy with every aspect of our wedding. I had really hoped to get married outside but we had a rainy day. Kim waited until the last minute to have me make a decision, and before she asked, had the team prepare the inside of the barn for our ceremony so I could see what it looked like vs. the way we had talked about setting it up for the reception. They did a fabulous job of transforming the barn for our ceremony and then again for our reception. Truly cant recommend Dulanys or Kim enough :)

We got married here over the weekend and this venue is just simply stunning - all of our guests and vendors commented on how wonderful it was. Amazing getting ready spaces in the house for bridal and grooms party. Multiple choices for ceremony but we went with the forest alcove and it was so romantic and beautiful. The reception space is a rustic but upscale barn with huge doors that open to a breathtaking view. This venue comes with a day of coordinator too. I cannot recommend enough!!!

If I could do a score of 0 I would. This venue was the worst to work with during 2020-2021 years. Very unresponsive, unprofessional, and unorganized. Everything we wanted as part of our day was either not the way we planned with our assigned planner or we were told we couldn’t have it. For example we were told we could not have sparklers for the send off, yet many other weddings they have had this year has had them. The table settings that our coordinator created with us we’re nothing like what we planned on the big day, as if they didn’t care how we originally planned it. We were nothing but patient and cooperative when they were low staffed, yet got treated like scum. I know someone else who booked with this venue this past year and has her wedding coming up within the next month, yet hasn’t heard from anyone from the venue and has reached out many times. The owner refuses to answer his clients due to advice from his “lawyer”. There are many other points as to why this venue was the worst decision to make for our wedding. It’s been over a year since I got married at this venue, and I wasn’t even going to write a review because I gave them the benefit of the doubt, but I am continually finding new reasons why we were ripped off to this day. All this venue cares about is the money, not your special day.

Our coordinator, Brittany, was amazing! She was so helpful from the planning process to the day of! She helped us with everything on our wedding day.

My husband and I had our wedding at Dulany's Overlook this past August and we were very happy with the venue! Our coordinator was Holly and she did a wonderful job of answering our questions, contacting our vendors and making sure that everything went fairly smoothly. We did have a little hiccup that resulted in the ceremony starting about 15 minutes late and I later learned that the programs were not readily available to all the guests and there was an issue with putting out the place cards, but otherwise everything was wonderful Holly did her best to keep things on track the rest of the time. The views are gorgeous and the venue and house are very well kept, clean and attractive! The venue also was very accommodating as we had to go through the process of postponing our wedding to August from our original date in May, due to COVID. They did everything that they could, and were flexible and worked with us to make our special day everything we hoped it would be!

We had our ceremony under the trees and our reception in the barn, and everything was perfect! Our coordinator Brittany even worked with us to have a dog rescue bring several rescue puppies for guests to snuggle during cocktail hour! From start to finish Brittany was wonderful. She was super responsive and helpful during the planning phase, and she kept everyone calm and where they needed to be day of. Everything went super smoothly and the venue itself couldn't be more beautiful. Highly recommend if a barn wedding is your style. The views are gorgeous and the staff is second to none!

PERFECT VENUE!!! Dulany's Overlook was the PERFECT venue for my daughter's wedding a month ago. I can't say enough good things about Mark, Shannon (our coordinator), the staff at Dulany's and the amazingly breathtaking venue. Beautiful grounds, wonderful views, rustic/authentic cocktail hour area and the incredible barn for the reception led to a fun and memorable day. The planning process was stress free with Shannon's help. She was a pleasure to work with and helped the day run smoothly. My daughter's wedding day was absolutely MAGICAL and was everything she envisioned. Thank you all for making it special!! I highly recommend Dulany's Overlook to anyone looking for that PERFECT wedding venue!!!

This venue is so beautiful any time of the year! I had my wedding here this fall and it was perfect. The staff is wonderful to work with and they provide you with a coordinator during the entire process. I would definitely recommend this venue if you are considering a barn wedding! There are two places to have the ceremony outside, and both are beautiful!

RUN, DO NOT WALK to book your wedding at Dulany's Overlook. My daughter was married there last week and it could not have gone smoother or been more beautiful. Our planner was LuAnn and she was fabulous. Great communication from the very beginning and she made the entire day easy. The venue itself is spectacular...from the gorgeous ceremony space to the wonderful house for preparations to the rustic yet classy barn for the reception...just top notch. Our guests could not stop talking about how lovely it was and we agree - we are so thankful to LuAnn and the entire staff at Dulany's!

Dulany's Overlook was perfect! As soon as we pulled into the parking lot for our first visit, we knew that it was exactly what we were looking for, a rustic barn with amazing views. From there we were treated amazingly by the owners and every employee we met. Once we settled on the venue, we were provided with a day of coordinator to help us with the planning. Shannon was amazing and I couldn't imagine what we would have done without her. Overall it is a beautiful venue with owners and employees that care about their customers, I couldn't recommend it enough.

I had looked at 8 or 9 venues before coming to Dulanys. The place itself is so beautiful, it doesnt take much to decorate it. Lori was absolutely wonderful! I planned the wedding from out of state, and she made sure I stayed on the right track, coordinated the day of, and really made sure the day was perfect. I can't say enough about this place and I dont think my guests can either. It was soooo perfect. Definitely worth every penny

We were looking for a rustic/barn wedding venue for our big day and were very happy with Dulany's Overlook. They have two properties (Dulany's and Walker's) both which have similar looks with their own unique feel. The amenities at Dulany's were great. We had full use of the most of the attached house for our bridal & groomsmen suites to get ready day of. The kitchen and adjoining restrooms really class up the joint. We had plenty of space for 100 guests and the photos we were able to get around the property were priceless.

Dulany's Overlook was a dream! I absolutely love this stunning venue and all the on-site accommodations. The man cave for the guys is huge and the bridal suite is so stunning! I had my wedding on the lawn with such an amazing view and then we went over to the barn where the cocktail hour and reception is held. Everyone raved about how beautiful this venue was and I was so happy everyone loved it. My favorite part of the venue is the fact that the back wall of the barn can be slid open to reveal the most amazing view during the reception. My coordinator for my wedding was Holly. I highly recommend requesting her! She is fun and so easy to work with. The best part about Holly is she isn't afraid to speak her mind and she gets things done! A huge thank you to the owner of the venue, Mark, and everyone involved for providing an amazing venue and awesome service to help create my dream day!

We had the best experience with Dulany's Overlook. Our wedding coordinator, Liz Hopkinson, took care of all the details on our wedding day. If there were any hiccups, my husband and I didn't have a clue. The venue was gorgeous and made for beautiful photos. My husband and our groomsmen had a blast playing pinball before the ceremony and our guests loved having cocktails and dancing in the barn. We would highly recommend Dulany's for a wedding venue.

I could not have asked for a better experience. Everyone here is super responsive. Our coordinator Missi always got back to us super fast even with all those last minute silly questions. We were being threatened with cold weather and muddiness in the lead up to the big day. They were very flexible, allowing us until 12 pm to decide if we wanted to get married outside or in the barn for a 3 pm wedding. The temperature was in the 50s and got down in to the 40s but it never felt cold in the barn for cocktail or the reception. I did not have to worry about a thing and it all went smoothly.

The first time we toured Dulany’s it was still under construction. After the tour, Mark was kind enough to sit down with us and go over their plans for finishing the property so we knew exactly what we would be getting if we booked with them. As soon as we left that day, we knew Dulany’s was it for us. Not only because the grounds fit what we were looking for, but because it was obvious that the people who ran it actually cared about and were interested in the couples that booked with them. We toured 8 venues before seeing this one, and none of the others made us feel as welcome and comfortable as Mark did that first day. Liz was our coordinator and she was a gem throughout our planning process! The weeks leading up to our wedding we had a ton of rain and ended up having to relocate our ceremony site the morning of. Instead of being in a frenzy or frustrated about the last minute change, Liz and Mark took care of getting everything set up in the right space in the most relaxed and professional manner, which only further solidified my love for this place and their staff. If you’re looking for a stunning venue with top-notch people running it, Dulany’s is your place. We received endless compliments on the venue and staff the day of and following our wedding, and we could not be more pleased with our experience. Even with the last minute ceremony site change our day was absolutely perfect and we can’t recommend Dulany’s enough!

The pictures do not do this place justice. Go see this place. It is gorgeous. The staff is flexible, friendly, and responsive. Our venue coordinator was Lori, and she was fantastic. She answered all my questions in the months leading up to the wedding and handled all of our fires on the day. I do wish I had booked a day-of coordinator as well, just because Lori is only one person and she was busy doing venue set-up and handling vendors, and it would have been nice to have someone in the room with me to help control my crazy family and make the decisions for me. But I cannot say enough about how beautiful, elegant, and professional everything was. Work with as many suggested vendors as possible! It makes life so much easier that they all know each other and already have each other's cell numbers. And they were fantastic as well.

This venue is absolutely beautiful, I can’t say it enough. The staff are great and easy to work with. Liz was super nice and made sure things ran smoothly, thank you so much! We had our wedding at Dulaney’s Overlook in August, and had the best time of our lives! The venue alone is absolutely beautiful, our guests could not stop talking about how gorgeous the location was. The staff at Dulaney’s Overlook were so easy to work with. We would like to thank Juanita for being extremely responsive and helpful when we went on our tour. She was very welcoming and accommodating. She made us feel at home from the very first time. We knew Dulaney’s was the place we wanted for our wedding that very same day. We are also more than thankful with our amazing coordinator, Holly! Holly was God sent. She helped with the wedding process from the beggining until the day of our wedding. Holly made our special day go exactly as we planned it - and exceeded our expectations. We did not feel stressed out at any given point because Holly was always on top of things. If we had to choose again, we will absolutely choose Dulaney’s all over again.

This wedding venue is stunning! It accommodates everything you'll need for your big day from getting ready to getting down on the dance floor. It dumped rain right before our ceremony and we were worried that it wasn't going to be outside, but the venue was able to clean the benches off and we had an amazing ceremony. The barn is so unique in the fact that there are two levels. One for cocktail hour and one for the reception. I love that people can spread out and have different views. Mark the owner is very kind and is willing to help out with whatever you need on your wedding day! They assign you a wedding coordinator, but I would definitely recommend having a second one (you pick) to help out with decorations, setting up and cleaning up. Their coordinator helps oversee the process leading up to it and coordinate with the vendors. Be prepared if you have a summer wedding like we did, your caterer will blow through some ice :) Other than those tidbits, we'd 100% get married there again and I still can't believe it's over :(

Dulany’s Overlook was a dream. The price, customer service, and look of the venue is the best around. The venue comes with a day-of coordinator and ours (Holly) was amazing. She bent over backwards to make this day everything we dreamed of. Mark, the owner, was very helpful and even ran extra electrical out to the forest for us when we decided to have a nighttime wedding and needed to add more lighting. All of the venue staff had everything run so smoothly that we almost didn’t know they were there. The whole night was amazing and I can’t recommend Dulany’s Overlook and their staff enough.

We loved our choice of wedding site. We adored Missi, our coordinator from Dulany's. We liked working with owner Mark. The space/venue is absolutely stunning and was just what we needed for our preparation, our pictures, and our guests. Our only struggle is that due to the reception hall being a barn and it being shockingly cold on our wedding date, we did not feel enough heaters were available for our guests. We would highly/strongly recommend using Dulany's if you are getting married in May-September but maybe not April like us or October.

After looking at several wedding venues, nothing was making us feel like we found a place that represented us. After meeting Mark and Juanita, and pulling up the driveway to see the farmhouse and barn at the top of the hill, we looked at each other and said, “this is the place.” While you can see for yourselves how beautiful the property is, you can’t see how the owners treat you as a client. Mark and Juanita are welcoming, warm, and beyond honest. They made sure that we had the venue set up the way we wanted and that the property was immaculate. While Mark and Juanita assign a coordinator, we highly recommend having a third-party planner, as the coordinator is only responsible for helping to make sure that the venue is set up the way you want (for example, tables and chairs are where you want, etc.). We found having a separate wedding planner really ensured that the details and design were set up the way we wanted. Besides having a perfect, picturesque location and property, we enjoyed having the freedom and privacy of the property the entire day. Having our active dog as part of our wedding was incredibly important to us. The pet policy at Dulany’s Overlook which allowed our dog access to all areas on our wedding day made the day even more perfect. Mark will be there on the day of to ensure there are not issues, in fact, when our shuttle buses couldn’t make the turn onto the property, he jumped on one of the shuttle buses to show the drivers how to access the property from a secondary location. We loved the property for our Sunday wedding and our guests are still raving about how beautiful it was. However, several of our guests commented that although the venue was gorgeous, the bathrooms were not up to par. Several of our guests figured out they could go to the farmhouse, but others tried to hold it instead of using the bathroom trailer. Every time we visited the venue, the bathroom was always fine, but I don’t believe they’re serviced throughout the weekend, so by a Sunday wedding they leave a little to be desired. I’m sure this could be addressed for the future, and would still highly recommend Dulany’s Overlook.

Amazing venue & great wedding planner included in the venue price! We are able to set up multiples visits to see & plan. They went over every detail before & on the big day of made sure everything was done exactly how we wanted it. It rained on our wedding day & the staff set up two locations for the ceremony, one inside & one outside, & waited for our decision just minutes before the ceremony time. I can’t imagine it without having the wedding planner & other staff to make sure everything was done perfectly. The venue has an amazing house for bridal & groom’s party to get ready as well as an old barn for ceremony upstairs & cocktail hour downstairs. The venue includes all the tables, chairs, heaters/AC, etc. in price! Can’t say enough about Dulany’s!

I cannot say enough about this amazing venue and staff. I got married here this past Friday and everything was absolutely perfect. The venue is so beautiful and Lori was beyond awesome. If I had to go back and do it again, I wouldn't change anything! Thank you Dulany's Overlook for making our big day so dang special and everything we ever pictured!

We were extremely happy with our choice to use Dulany's Overlook for our wedding. The venue set-up is just perfect - there are multiple options for outdoor ceremony sites, the reception area in the barn has a cool breeze and fans for hot summer days, and the cocktail area is also undercover. In addition, they give bridal parties a 12 hour window, and have plenty of space for everyone to get ready - including family. The bridal suite is set up perfectly to allow for hair and makeup, as well as room for everyone to hang out. One of the nice logistical things about the venue is that if it were to rain, there is enough space to do the reception and ceremony indoors in different locations. Dulany's also provides a day-of-coordinator, who checks in on vendors and makes sure things get set up perfectly. On the day of the wedding I didn't have to stress about a thing because my coordinator Lori was taking care of it! The property owner, Mark, is very accommodating and easy to work with. We could not have been happier with our choice to use Dulany's - we received many compliments from our guests on how the venue looked and everything worked out perfectly on the day of the wedding thanks to their support.

I got married here on 5/28/17. The venue is incredible. Well worth the money. And we had Liz as our wedding coordinator and she was fantastic... answered every single question we had. I highly recommend this venue!!!
