The Barn at Kline's Mill is a stunning venue in Linville, Virginia, just 6 miles from Harrisonburg and an hour from Charlottesville. Located on 10.5 acres of gorgeous land & gardens offering field and mountain views, the Barn is a welcome escape to natural rural beauty.
For those wanting to make their wedding a weekend getaway, we offer two beautiful very large, well-appointed farmhouses that you may choose to rent. The original Early Farmhouse is across the lawn from the barn and our Creekside House is located within walking distance or a very short drive amounting to seconds, not minutes. When both homes are rented, up to 28 guests can stay onsite.
We are happy to assist with vendor recommendations and outside caterers are welcome.
Your rental of the barn includes:
- Climate controlled space for you and your guest's comfort year-round
- Venue will set up of our Ceremony Chairs, Reception Tables, and Reception Seating.
- (2) Parking Attendants to direct guests as they arrive.
- Ivory or white half-drop tablecloths for round/ rectangular tables included in the pricing. Venue will place your tablecloths when they set up your reception tables & chairs.
- Use of venue owned china place settings for dinner service; Venue staff will set up.
- Beautiful tin ceiling in the dining area that offers a romantic glow of light & vaulted barn ceiling in cocktail period/ dance area.
- Large spacious indoor restrooms with handmade terracotta tiles (women's restroom has 4 stalls, men's has 2 stalls)
- Large catering kitchen with two-door refrigerator, electric stove & oven, ice machine, 3 basin sink.
Caterers have their own entrance & parking area.
- Three ceremony sites each with a different view. The main ceremony site features a gorgeous custom archway surrounded by Limelight Hydrangea bushes.
- Several flower gardens surround the barn and the main farmhouse.
- (12) custom-built Farm House Tables; 60" round tables, assorted 6ft & 8ft rectangular tables, and cocktail tables (short or tall); assorted small decorative tables if needed
- Custom built teak table top that rests on wine barrels (appx 9ft long)
- (2) Antique farmhouse tables that are used for various displays
- (500) solid maple folding chairs
- Assortment of lawn games & outdoor firepits
- Side patio sitting area near the garden fountain
- Comfortable sitting room for guests to catch up away from the music if they'd like
- Expansive parking area (capable of holding multiple charter buses at one time)

- Kay & Richard EarlyOwners/ Operators & Keepers of the Farm's SheepKay & Richard are both graduates of JMU (back when it was known as Madison College). After they graduated from JMU, Richard attended seminary at Eastern Mennonite University followed by Wesley Theological. Richard's pastoral career took them to various locations in Virginia and Pennsylvania; ultimately bringing the back to this area. Along the way, they made countless friends and raised 6 children. Behind the scenes, Kay was steadily making her way toward owning a catering company which evolved from a small baking and lunch delivery business. Over 40 years, her catering company grew to be one of the largest private catering companies in the area. In 2024, she decided to retire and focus on the barn and enjoying more time with her family. In 1994, they bought the small farm where The Barn At Klines Mill is currently located. They build the original farmhouse (The Early Farmhouse) and overtime Richard began raising sheep. They began renovating the barn that came with the property for their daughter's 2009 wedding and followed through with opening the venue to the public. Today, the farm has the barn venue as well as two beautiful farmhouses that may be used for lodging rentals by the weddings being hosted at the barn. The Creekside House is the newest home, having been built during 2018-2019. Kay & Richard love getting to meet and talk with all the new people that come through. It's their favorite part of being venue owners.
- Melissa RileySales Manager/ In House Floral DesignerMelissa has been in the hospitality industry since she was 18 (we won't discuss how long ago that was). She started at ground level and worked her way up from there. Through her career she has been the Dining & Event Manager, and eventually General Manager of Operations, for diamond rated private venues. From there, she continued to gain knowledge and many skillsets that eventually led to her becoming Director of Catering. During this time, she honed her event planning skills which eventually led to her establishing an event planning company that operated for many years. She and her team members planned & managed countless events throughout the Shenandoah Valley, Charlottesville, and the NoVa area. While at the private venues, she was responsible for using the venue gardens to ensure stunning fresh floral arrangements were throughout the buildings. She always loved flowers and this lead to an increase interest in floral design as did her time as an event planner. Over time, she developed her design skills and eventually had a store front for a few years before she decided to concentrate on fully custom event-only floral design. The store front handled so many weddings that it only made sense to go event only. She has known Kay since around 2006. Eventually, through a series of happenstances, Melissa joined the team at the catering company Kay founded where she started helping with sales and marketing. She quickly found herself as the Operations Director for the catering company and The Barn at Klines Mill. After many years in the field, she took a step back from the industry for awhile before rejoining Kay to assist with the barn after Kay sold the catering company in early 2024.

The Barn at Kline’s Mill is an amazing venue for whatever your needs are. The owner (Kay) and her staff are amazing. The venue is beautiful! The grounds surrounding the barn are just amazing. My daughter’s wedding was the middle of October. The weather was absolutely perfect! Thank you for putting in the “perfect weather” request! The venue is surrounded by farm land. The farmers were baling hay but unless you were a farmer (we are) you’d never know what was going on. The Air BnB on property was exquisite, intriguing and awe inspiring. I kept saying “ if you can’t find it in this kitchen/house, it doesn’t exist!” The Farm house is right next to the venue and would HIGHLY recommend renting it in conjunction with the venue. Super convenient!! Kay is right onsite if you need anything at all! The other Air BnB is a short walk from the Farm house and just as convenient and lovely! I CANNOT say enough good/great things about this venue! Highly recommend for a wedding, family reunion, whatever your small or large event needs.

Been many times. Great venue with country romance atmosphere. The management is fantastic and willing to work with you on what you want. Facilities are top notch and updated! Have and still be recommending the Barn at Klines Mill to friends and family!

The venue is beautiful and very tastefully decorated, making it very easy to add my own decor without it clashing or being overwhelmed. The outdoor areas were nicely manicured and the parking area is well lit and very spacious. The bathrooms are large and were very clean and well stocked with paper goods, nice soaps and baskets of niceties on the counters. The hand-crafted tables and bar are absolutely beautiful! The owners were fantastic to work with and were very helpful. They went above and beyond to help make our wedding perfect! The dance floor is very spacious, as is the kitchen and food preparation area. Our event was in December, and the barn was surprisingly warm for such a large open space. We also rented the two air bnbs adjacent to the venue and were equally pleased with them. Very spacious, clean and well maintained. I would definitely recommend this place highly!

We held our very large fundraiser wedding. Benefiting a local food pantry at the Barn at Klines mill, due to the nature of the fundraising event combined with an ever growing guest list with lots of unexpected guests, the venue handled the influx of guests and even accommodated guests with electric wheelchair with extra tables and went above and beyond in every capacity to help us manage our very out of the ordinary wedding and reception. We set a record high in event fundraising with this venue.

We absolutely loved the barn and staff! After our tour, we couldn’t wait to reserve the barn for our wedding. We knew, and were not disappointed, that holding our wedding here would be perfect. The weather was beautiful (blue, slightly cloudy skies), and the landscape was picture-perfect (surrounded by cornfields and sheep farms). The catering staff was nothing but polite, attentive, and over-the-top helpful. It was a joy to work with Marie and Kay, and they took great care of us during our planning and on our wedding day. We would absolutely recommend the barn as a wedding venue!

The barn is a beautiful venue, and we had a great wedding reception there. However, there were a number of events that led us to give a less than 5 star review. As other recent reviewers have noted, the staff is working out kinks and response times are slow. You must be patient. We also had some issues during our event. We had requested a number of boxed meals for vendors that were outside during our event (photobooth, bus drivers). The number of meals as well as who was to be getting them was listed on our contract. These meals were never delivered. Early Katering claimed that these were offered and everyone turned them down. However, the vendors said they were never offered meals. I gave gift cards to these vendors after the event because I felt so horrible. Leftover food was to be boxed up as part of the contract as well. When we arrived the next day, all the food as well as our leftover cupcakes and favor doughnuts were gone. We also noticed their servers having ice cream from the truck we had at our reception without asking for permission. Our guests also noted that the servers helped themselves to the appetizers before the cocktail hour started. We relayed all this information back to Early Katering and they did nothing to amend the situation. With many beautiful wedding locations in the valley, I think you can find much better customer service elsewhere.

I would give them a 3.5 if I could. I will say that at the end of the day, my wedding turned out amazing and I don't regret having it at the Barn at Kline's Mill. However, I will warn that they are extremely understaffed and communication with them was a struggle. Would go a few weeks during the worst of it without hearing from them. I didn't get my final seating chart until literally the week of the wedding and that caused a lot of unnecessary stress.
I worked with Laura and I will say she was always very thorough and detailed with her responses which I really appreciated. I am definitely a big question answer (as I was my own planner) and she always reassured me that I was never a bother to her.
I rented out the Farmhouse for the day of my wedding as well and I will say Kay was lovely! She graciously lent us a few things from her house that we forgot for the ceremony and then stayed out of our hair for the rest of the day.
At the end of the day, I would recommend the venue to a friend, as it is extremely affordable (for Northern Virginia) and that was necessary for me as I was on a tighter budget...but I would warn that I think you get what you pay for in terms of response time so just be prepared if you end up working with them.

The Barn at Klines Mill is a beautiful venue. Perfectly tucked in the mountains with farm animals and great for a fun outdoor barn wedding. Be aware, the staff is still working out a lot of kinks in their workflow. If you are planning a wedding in a short period of time I would not choose this venue. Thankfully, we spent almost two years planning which gave the barn staff plenty of time to email us which is what they needed. The staff changed over multiple times taking months to get responses. It got better as we got closer to the wedding day but it did cause a lot of stress. I would not recommend using their flowers or cake company. They are not worth the discount since the communication is terrible. At one point, their lead staff member was sick (which is totally understandable) but then we got a grossly detailed email of her sickness which we felt was unprofessional. All that being said, our wedding was fantastic. The venue was beautiful the food was amazing the day of staff was kind so it all worked out. They just need help with their leadership and communication…. big time.

Finding a venue within several months of your wedding date that happens to be a few days after Christmas in addition to being affordable was not easy. I was planning my wedding from half way across the country so my parents were looking at affordable venues for us. I have to admit I wasn’t sold on the venue at first but I’ll tell you on our wedding day it looked fabulous. We really planned on how to decorate the barn in a wintery theme and it all just came together.
I did find working with the company to be slightly challenging.....and even more so after we had already booked them. The person I originally was talking to had been moved to another part of the business and it wasn’t communicated who was taking over as the point of contact. Laura was the person who ended up taking over and I had several lengthy conversations with her about the wedding. She showed the barn to my parents a second time so they could get a better idea of how to decorate. However, there were points during the planning process where we didn’t feel like a priority to the venue. I felt every email was met by the generic it’s a busy part of the year and we will respond based on the date of your event. I even felt like somewhat of a nuisance to them because I was following up. I wasn’t sure if things were getting done and I was trying to continue to line up vendors and all of the planning that needed to be done.
By the grace of God we were able to decorate the day before the wedding but this is not their customary practice. We had to wait until roughly 2 weeks before the wedding until we knew we could decorate the day before which is a really big deal because otherwise there’s no way we could have got it all done on the day of. The farm house tables with a lace runner were a plus as well as the lights around the outer ceiling. We added lights to the wooden columns which looked really nice. I was glad that we were all able to get ready on the property in the farmhouse. All in all I’m just thankful everything worked out and we had a lovely ceremony and reception.
