The Ospreys is a beautiful space for a wedding! They were incredible to work with! The team they have is so helpful, responsive and so easy to work with. On the day of my wedding my coordinator took care of everything and made my wedding day stress free! I cant recommend this venue enough! I am so happy I had my wedding here!

THIS VENUE IS IT!! The Osprey’s at Belmont Bay is an absolutely stunning venue. Amy was kind, warm and welcoming, and she did a wonderful job showing us around and providing us all the important information before booking. Vanessa was our day of coordinator, and I couldn’t have asked for a more perfect person to support me on my wedding day!! She put me at ease every time I emailed her, never making me feel like a bother even when inquiring about the smallest details. She made sure everything went off without a hitch the day of our wedding. She never made us feel rushed, and she took the most gorgeous videos and photos of us! She also repurposed our florals beautifully for us, set up our pastry dessert better than I could’ve imagined, and communicated just the right amount with us throughout the day. You will not regret booking this venue!

This venue is the perfect place to have your wedding at. I am so glad my husband and I found this gem. The staff is beyond amazing, I can't thank them enough for how they took care of us the day of our wedding. My wedding was everything that I imagined but better <3

We are so happy with our choice. Vanessa is our angel!! She is so responsive that I almost feel bad for sending her so many emails. She helped visualize our designs and made sure that everything on our big day went smoothly. The Osprey's has such a beautiful view and the venue has everything you need- preferred vendor list, deco rental, chairs & tables and tons of space for dining and dancing! No extra or last minute fees. Highly recommend Osprey's!

Our wedding was 12/12/21 and this venue was INCREDIBLE! Planning a wedding is stressful no matter what, but they truly made so many things a walk in the park for us. Our bridal party was so impressed with the bridal suite and the groom's quarters, the outdoor scenery is gorgeous, and the cocktail hour/dance floor space needs hardly any decoration at all! But the real reason to book this place is the included day-of-coordinator; ours was Vanessa and she was a dream, especially for someone like me (a woman who can't stand wedding planning and seriously contemplated just eloping several times during this process lol). She and her team set up EVERYTHING for us, facilitated all the wedding flow, and even made our DIY decor look better in some spots! If you have it in the budget, this place is completely worth it!

We had our wedding 9/17/2021 at The Ospreys. The entire team was incredible from beginning of wedding planning to the day of our wedding. Special thanks to our wedding director, Vanessa that made sure our day went smoothly. We are getting so many compliments from family and friends of how beautiful everything was on our wedding day and it is all thanks to The Osprey's! We cannot thank you enough for helping us have the wedding of our dreams. 10/10 recommend!!!!

The Osprey's at Belmont Bay is a beautiful venue! The bay is the perfect backdrop for the ceremony. The bridal suite and groom's quarters were perfect to get ready. We worked with Lisa for our day of coordinator. We absolutely loved her! She was so helpful anytime we had questions come up. She was so organized and on top of things so that our day went so smoothly. Our guests repeated commented on how beautiful the venue was and on the amazing job Lisa did. The venue is very reasonably priced. We could not have imagined a better place to get married. We loved that there was an option to buy a sweetheart table through them. We were able to enjoy our first meal together married and all of our future meals there. We cannot recommend the Osprey's enough!

From beginning to end, The Ospreys was so good to us. COVID threw a lot of curveballs at us and everyone came together to make our wedding happen. We could tell that everyone at The Ospreys cared about us as their clients, even the owners. I wasn’t just about the money with them but our experience. The coordinators were organized and they had all of the information we needed up front from diagrams, to pricing to example photos and videos. That level of organization and prompt and clear communication made it easier for us to plan. If I could give 10 stars I would.

Firstly, this location is amazing! we booked this location for our wedding in July 2018. We were very pleased with the communication and how amazing the staff was. Anytime someone asks me where to book their wedding I always recommend this location. They have backup plans just in case it rains and are ready for any emergency! if you are thinking about booking them, DO IT. You won't be disappointed.

We booked our September 2020 wedding with the Osprey's back in June 2019. We initially booked it because the venue is gorgeous, everyone was friendly, and they made it seem like having a wedding there would be painless by offering BYO alcohol, a list of amazing vendors to choose from, a venue that offered easy flow (separate rooms for bride & groom, ample outdoor space, separate ballroom and bar room for eating & dancing), decor rentals for those items you'd only use on your wedding day, and (most important to me) the promise of an event director. And then a little thing called Coronavirus happened. While we were still making decisions as to what our wedding was going to look like, if we were even going to still have a wedding, we were assigned our event director, Victoria who is nothing short of amazing. Throughout the whole process, she was open to conversations and still remained enthusiastic and joyful as our 140 person wedding was cut down to 20 in order to remain safe. The communication and flexiblity was on point all the way to our wedding - I was even sending her emails 24 hours before that she quickly responded to! Then the day and I promise you it could not have been the success that it was without the incredible team at the Osprey's and Victoria's hard work. From making sure our bridal party got down the aisle on time, to careful placement of our flowers, to rushing to get us our champagne for the perfect sunset toast, my husband and I were able to sit back and enjoy our beautiful day thanks to her and the team. She even wore wildflower pants to reflect our theme! Weddings are stressful, a wedding in the midst of a global pandemic? Unthinkable. And yet the whole time we felt supported and the day was beautiful. I really could go on about the numerous details that I loved about booking here but all I can say is it was our first decision with regards to the wedding planning process and it was one of our best as well.

Firstly, I want to start off by saying what a beautiful venue! Secondly, my husband and I had a very great experience. We were originally supposed to get married at the end of March however, we had to end up postponing due to the pandemic. With that being said, the staff at the ospreys were very compassionate and were able to reschedule our wedding to the end of July free of charge. Throughout the process we stayed in contact with our day of coordinator Victoria to ensure that our wedding was perfect despite the circumstances. To summarize, our day was one to remember and we partied hard! and it was all thanks to the staff of the Ospreys! I would highly recommend😊

The Ospreys is absolutely beautiful. The venue itself has gorgeous views outside. We had our ceremony outside along the river, and all of our guests loved the view. Inside, the dining room is separate from the dance floor, which worked out very nicely for us because guests who didn’t want to be in with the loud music didn’t have to be. They have an outside balcony with fire pit tables, which were perfect for our early November wedding. We worked with Amy, who was great. She was very attentive and quick to answer our questions. She also made sure that the day went off without a hitch. The venue cost is great for northern Virginia. I couldn’t have imagined having our wedding anywhere else.

Really happy we picked OSpreys. The original person who gave us our tour was no longer with the venue, so there was a little gap in communication. I got in touch with the new Director, Amy and she was wonderful. Very attentive and responsive. We weren't having a traditional western wedding and I was a little worried about bringing our vision to life but Amy did a great job, ESPECIALLY the day of. She was extremely patient with our guests and with my family. The other thing about Osprey's is that the venue is so pretty that you don't have to do much decoration which I really appreciated. We were able to make use of the bridal suite and grooms suite even though we didn't have a ceremony. The grounds made a beautiful backdrop and I am so glad we picked Ospreys!

The Ospreys was an amazing venue. Where do I begin. The view and setting was awesome. Right by the river, beautiful foliage, incredible weeping willow tree. The truth is the as beautiful as it was, Vanessa and the team was even more amazing. As a same sex wedding they were so amazing to make us feel wonderful. Everyone made everything so easy, so stress free. Thank you all truly from the bottom of our hearts.

Happiest day of my life The Osprey’s at Belmont Bay was the best decision I made (other than saying yes to my husband). They run like a well oiled machine. Amy was assigned to be my event coordinator and her calm demeanor shined through any time I became flustered with the wedding planning process. I had quite a large group at my rehearsal and she managed the many personalities of my wedding party very well. The venue itself was perfect. The serene water in the background and the majesty of the pergola are captured beautifully in my pictures. It’s also great that we’re slightly above the ground so everyone is able to see in the audience. When the party started, my older guests were able to get away from the noise in the dining area and my younger guests were able to enjoy themselves in the party area with easy access to the bar. The owner, Hunter, was also very accommodating throughout the process. He made a table with his own hands for us that I’ll treasure for the rest of my life (see photo). Thanks for everything, Amy!

My husband and I couldn’t be happier that we chose The Osprey’s. The weeping willow for dreamy wedding portraits, the pergola and stone walkway for an elegant ceremony, the river for post-ceremony photos, the dining room with the sweetheart table and wooden backdrop to drape flowers on… there were so many elements of the venue that helped us achieve the beautiful and stylish wedding that we wanted. I also greatly appreciated the fact that we didn’t need to deal with the hassle of renting tables and chairs. Then of course there was Victoria, our wedding coordinator. She took care of all the necessary details so that I didn’t have to… except for the few things that my Type A brain couldn’t let go of! But even then Victoria was patient and kind. My husband and I particularly enjoyed that Victoria had drinks ready and waiting for the whole wedding party as soon as we’d walked back down the aisle. Our party did, too! It was so fun and relaxing to cheers with our closest friends right after such an emotional moment.

There literally could not have been a more perfect venue for our wedding. In fact, we only looked at only two venues and I knew immediately that I wanted to get married at the Ospreys. The Osprey’s is absolutely beautiful. There's a gorgeous pergola with a riverside view for a picturesque outdoor ceremony. Not only is the outside landscaping amazing, but the inside is just as stunning. There is a huge bridal suite, which I believe would be hard for any other venue to beat. There is also a separate grooms quarters for the men to get ready. My guests raved about this venue during our wedding. The best part of the Osprey’s though is the staff. Victoria was our day of coordinator and we absolutely love her. She was on top of everything all day and had my back in more than one instance. I wasn’t able to attend my walk thru in person, so I sent a representative and Victoria face timed me so I could be a part of it. Hunter and Victoria were spot on with their vendor recommendations. We are so happy with how our wedding turned out and would whole heartedly recommend the Osprey’s for any event.

My then-fiancé (now husband) and I fell in love with The Osprey's as a wedding venue when we first visited the site. The Osprey's is a former golf club that has been renovated and transformed into a beautiful event space that only holds one event at a time. We loved that we didn't have to share the space with anyone else. Imagine an outdoor wedding ceremony with a beautifully-decorated pergola, a calm river in the background, and trees with luscious green leaves surrounding you. There was a ballroom with a full sized bar and a separate dining room. Everything is wheelchair and accessible, which was important since some of our guests were elderly or disabled. Having our wedding at The Osprey's was simply a dream come true. If we were to attribute the success of our wedding to any one person, it would be to Victoria Smith. When my husband and I went to a wedding expo at The Osprey's, we met Victoria, one of the event coordinators who works at The Osprey's. She was extremely welcoming, sweet, and personable. We decided then and there we wanted her to coordinate our wedding. Luckily for us, she was available on our wedding date and willing! She held our hands us every step of the way. She was super responsive to all of our emails, no matter how minor the question or issue. Victoria convinced us that the sky's the limit, but since we wanted to keep costs down, she gave us wonderful suggestions on how to do that while still having the wedding of our dreams. Her excitement for our ideas was contagious, and the doubts my husband and I had disappeared. We went for the whole roasted pig, the kolaches, the sunflower theme, the homemade chalkboard welcome sign, and the sparkler send off because Victoria supported us and made us believe we could pull it all off. And we did brilliantly! Victoria's organizational and communications skills are first rate. She expertly worked with all of our separate vendors to make sure everything came together smoothly. All of the décor and details we wanted were put out exactly as planned. Everyone in the bridal party knew exactly where they were to be and when. The weather was unpredictable on the day of the wedding, but Victoria convinced everyone to wait until the very last minute before deciding to move our outdoor ceremony inside. Then at the last minute, the rain stopped and the sun came out, and we were able to hold our wedding outdoors as planned! Victoria took such great care of our guests, my husband, and me. She got to know our guests, and she even made sure my husband and I ate and drank! Victoria has this amazing ability to resonate calmness and control of the situation, and that's exactly what is needed on a day that has so many components, and is hectic, exciting, emotionally-charged, and one of the most important days of our lives. My husband and I are so grateful for The Osprey's team, and especially Victoria, for giving us the best night ever and amazing memories to last a lifetime!

I cannot begin to thank Meghan and the Osprey's for how wonderful and easy they made my wife and I's special day. I was blown away by how seamlessly professional and kind they were throughout our entire planning process. Their vendors list is superb and their ability to accomodate change is simply heroic. As if the utterly gorgeous views were not enough Meghan and the rest of the staff made my wife and I feel welcome. I do not believe there is a way to quantify that. All I can do is again say that I am grateful. The floor in the dance hall next to an absolutely stunning bar made the perfect backdrop for a scrumptiously romantic first dance. Prior to the wedding my family experienced the huge loss of my grandfather. The Ospreys helped us to organize a memorial for him the foyer that made it truly feel like he was there. The atmosphere was so inviting that even my grandmother shared a dance with us. There are no words my to describe my gratitude for the attention to detail and personal care that we reieved every step of the way! We cannot wait to come visit again! I am so happy that I got to spend the best day in my marriage so far with the support of our coordinator Meghan at the views of The Osprey's at Belmont Bay.

When we first toured and met with Brooke we were blown away! We loved the venue, the overall location, and the fact that we would have the whole place to ourselves. Unfortunately our overall experience was not as great as we had envisioned. When we met with Victoria for the first time to go over the timeline, she didn’t even have our wedding date correct! The day of the wedding we were completely rushed (although I was only 5 minutes late getting ready) leaving no time for my husband and I to get any pictures together before my dress was bustled. Somehow our wooden table numbers (that my uncle made) were misplaced and an intern used the in-house numbers instead. Not a huge deal, but he worked hard on them and it was disappointing that they were not used. My husband and I were under the impression that the dining room would be available for guests to sit and take a break from the dancing, but no. The doors were closed so they could begin breaking down and cleaning up right after dinner. Many guests (the majority of them) had left their favors at their seats. We were told that we would receive any leftover or forgotten favors and place cards/place card holders. We did not receive any of those. We did not even get the place cards and holders for guests who did not show up! Favors and place card holders are not cheap, and yet they were not returned. The day after the wedding we realized there were many things that were not returned to us. Most importantly at the time was the hotel refrigerator drawer that we used to carry the corsages and boutonnières. The staff kept it and assumed it belonged in their refrigerator. We were also missing outdoor signs and drapes that we had to go and pick up the day after the wedding only after multiple emails and phone calls to many different staff members. Remember to label EVERYTHING! The coordinator will go through items and mark down what you have and label boxes/bins, but I would label individual items as well. We had some lights and a drape behind the sweetheart table and were told to provide some command hooks/strips and the staff would set it up. I took every single command strip and hook I owned, not knowing how many or what kind would work best and figuring that they would use what was needed. Not surprisingly, none of these were returned to me either. During the wedding, we were so rushed and trying to do so many things and see so many people while attempting to enjoy the moment that we didn’t think about these things, and that’s why the staff is supposed to handle it all for you. Looking back my husband and I are quite disappointed with many details of the wedding and if I had to do it over, I’d go somewhere else. While it was a beautiful day with many great aspects, both us and our guests agree that it could have gone better.

I had my wedding at the Osprey's on June 22nd. I could have not asked for a more wonderful experience with Meghan and her team. Through the process of planning it, Meghan was extremely accommodating in work with me and my fiance since we no longer lived in the state. She was very responsive with any questions we had as well as so patient with our hectic family. It was amazing to come in wedding morning and she had everything handled. Made sure it was exactly how we wanted it and constantly made sure I was doing okay. With their amazing customer service and absolutely amazing venue, i could have not asked for a more perfect wedding day. Thank you so much!

Our wedding at The Osprey’s was magical! We had a great experience with the venue, they allowed us to bring in our decor, all we had to do was let them know where we wanted it. They were also very efficient with weather situations, it rained on our day and they were very good at dealing with the rain and moving things inside. The venue was also helpful in providing accents and decor where needed. The Osprey’s also has beautiful bride and groom suites that are fun to get ready in. The only drawback was that they had a wedding rehearsal on our wedding day (Friday) and that group was late to leave, so for part of the afternoon prior to the ceremony the venue was crowded and people would walk into the bride suite. The other drawback we had was we had a caterer that was not a “preferred/on the list” of the venue, and it took time to get everyone in sync and coordinated. Victoria was a great help in getting everything to run smoothly and helping us achieve our vision!

All I can say is ABSOLUTELY PERFECT! When looking at venues, we fell in love with the Osprey’s! It’s so beautiful inside and out and just a perfect location right on the water to take the most gorgeous pictures! Our coordinator was Meghan and she was the cherry on top to our whole experience. She was quick to respond to any emails or questions I had and made our wedding day flow smoothly with our timeline that we wanted. Very detailed and is a pro at what she does! She checked in on us, made sure our decor was all in the right place, worked closely with our dj, packed up all of our stuff at the end of the night, you name it she did it! I would 100% recommend this venue to anyone and would absolutely book again for other events! Our guests kept saying how beautiful the venue was, how much fun they had and how organized it all was. It was all possible with this awesome team :)

Where do I begin??? When we first toured the venue, we instantly fell in love with the simple aspect that it is right on the water. But, after actually walking around and going through the building and seeing the beautiful willow tree in the back- we knew this was the perfect place for us! From all the updates they have done inside and outside the venue, to the staff and coordinators that work there (Meghan Ferrar is amaaaazing - she was my day-of coordinator and the person I was in contact with all the time) to the ambiance that the beautiful venue offers, we would get married here over and over again if we could! Meghan was SO FAST at responding to all my emails (every single day of the week) during the entire process I was planning the wedding up until a few changes that had to be made last minute! We were able to decorate the outdoor ceremony space how we wanted it which allowed us some sense of personalization for our wedding. They provided us recommendations for amazing vendors! The rehearsal they ran went so smooth and the day of the wedding was absolutely PERFECT. Meghan was literally meant to do this because not only was she an amazing venue coordinator, she and all the other ladies that work at The Osprey's are wonderful people and truly want your day to be so special. I cannot recommend this venue enough!!!! I already cannot wait to go back to visit! Our guests have been raving about our venue choice! P.S. The bridal and groom suites are the BEST!!!!...as you can tell I can keep going on and on about how awesome this venue is and such a great price!

What could I possibly saw to capture how incredible the Osprey's was for our wedding? Not only is the location breathtakingly beautiful, but the staff went above and beyond in making sure our wedding was perfect. Our coordinator, Victoria, was incredibly calm, organized, and fun - the perfect balance and exactly what we needed! Right before I was to walk down the aisle something ripped on my bouquet - I called out her name and she was there with a roll of tape within seconds. It was an incredible blessing to be able to go through my wedding day knowing that Victoria was taking care of so much behind the scenes. Prior to Victoria, we also communicated with Brooke and Meghan, and communication flowed seamlessly between them. We consistently received prompt and helpful responses. Thank you Victoria and the entire staff of the Osprey's for making our wedding day flawless!

Married 5/25/19 and still riding the high from the most PERFECT wedding. Amy and the team was amazing, they truly helped make the entire wedding experience a breeze. The coordination process was so efficient, as a bride trying to juggle university studies and plan a wedding with my best friend (MOH) without the support of a real wedding planner (or my husband really LOL) I truly believe it would not have been possible without a venue like Ospreys. The space alone was so breathtaking, with the Occoquan river as a backdrop. All of our guests were awestruck by the beauty of the space. My husband and I were just completely besides ourselves with how perfect the entire operation was. Ospreys operates like a well oiled machine, efficient and perfect. I have to give them my highest recommendation. If you’re lucky enough to have Amy as your coordinator, you’ve just hit the jackpot. Look no further. If you’re in the surrounding DMV area, this is the place to be. You can thank me later.

The Osprey's was the perfect location for our wedding, and not to mention the team is amazing. Amy, our coordinator, we can't thank her enough for helping us run our day smoothly. She kept us in order, she made sure we where on track the entire time, and even gave us some useful advice on certain things we weren't sure of. And something that we were really impressed by, is that when we gave them our decorations, they exceeded my expectations. We had a vision in mind, but they blew it out of the water! I loved how they just worked their magic, and made everything look perfect. Now, the view, it was absolutely amazing, we wanted a venue that was already beautiful in itself, and we didn't want to add anymore extra decorations that might have detract from it. It was so romantic and beautiful, and just perfect! They're the best all-in-one venue, beautiful outdoor ceremony location & intimate/cozy reception hall. I highly recommend The Osprey's for your next event!

Victoria and the rest of the folks at The Osprey made everything easy from when we first stopped by to visit, to booking the venue, to all the details leading up to the big day and then the wedding itself! We had a perfect night and couldn't have asked for anything more. Victoria in particular helped us out enormously in moving our guests along quickly so we could have our beautiful ceremony outside before the sky opened up on us! Thank you for everything!

Everyone loved the beautiful venue. Victoria was the best coordinator I could ever ask for. She handled everything with such grace and did a great job making sure Ash and I weren’t stressed at all on our big day. I highly recommend this venue... out of the 10+ venues I toured in the planning process all over Virginia, this one is next to none. Thank you for making our wedding absolutely perfect.

We have been working with the wonderful Meghan Farr for the past week and a half to solidify our wedding this August. She has been SO patient with us and answered every tiny detail for us which had made this process seamless. She gave us plenty of options and ideas to work within our budget so we could have the wedding of our dreams! We are so excited to get married at this beautiful venue!

The Osprey's was a beautiful venue and the staff was awesome! Victoria, our coordinator kept us all on track and I am so thankful for her!! The venue was reasonably priced (we had our wedding on a Thursday for even lower rates) and we were able to stock our own bar which saved us so much money. As it got closer to our wedding date, Victoria reached out to us just to make sure that we had everything we needed and to create a timeline for us and all of our vendors. We were able to bring any decorations and favors that we wanted set out, along with all of our alcohol, the day before the wedding at the rehearsal. I just informed Victoria of where we wanted everything and her and the staff worked their magic!! Everything was so perfect and with the stress that already comes with planning a wedding, it felt awesome that this was one less thing that I had to worry about! I can't thank you enough Victoria. I know our wedding party was very.....animated lol but you were able to keep us all on track and you helped our perfect day go off without a hitch!! You and the Osprey's will always be a part of our forever memory! Thank you!

The Osprey's did an amazing job helping my wedding come together and coordinating the whole thing. When my first coordinator was let go/fired/quit the were there every step of the way to make sure everything went off without a problem. Victoria was awesome! The whole night she was wrangling guests, talking to the DJ (who sucked btw), and even stopped me from trying to cut the cake myself when the catering company was (for my tastes) taking too long. I would recommend The Osprey's at Belmont Bay 100% and highly recommend asking for Victoria, her personality, people skills, and get things done attitude is great for any event!

The Ospreys was absolutely perfect for our big day! The weather was on point and the beautiful views of the bay in the background were astounding. Our Coordinator, Victoria, was absolutely wonderful as well. She ensured that everyone was where they needed to be and took very good care of us throughout the night. It truly took all of the stress out of it for us and helped us to enjoy the night and the memories made with everyone. I highly recommend The Ospreys and Victoria if you are looking!

The venue was beautiful and at a good price. It was beautiful when having a wedding in the evening. Brooke did an awesome job as our coordinator. She was very professional and helpful when needed.

I just got married at The Osprey's and I have to say it was a great experience. The venue itself is beautiful inside and outside. It's a dream for pictures. And beyond that Brooke and Meghan are absolutely wonderful. There wasn't an email either of them missed. Meghan was my wedding coordinator and she made sure every detail was covered. Meghan kept my wedding running smoothly and kept everything on track. These girls really know what they are doing. Plus they have a lot of great vendors they will recommend to you if you need help which was a huge success for me. Pricing was definitely reasonable. I recommend this place to anyone if they want their special day to turn out perfect!

The venue itself is gorgeous! I wanted a water view and this is perfect. We booked it on the spot at our consultation and the staff was very friendly and informative explaining how the process goes and the day of guidelines. We had Brooke as our designated Day-of-Coordinator. She was pleasant to work with and knew what she was doing. The day of the wedding was when things went south. When we arrived at the venue and our allowed time, they had a rehearsal going on and another consultation...they hadn’t started setting up any of our decorations!!! Because of that, instead of Brooke and the other staff at the Ospreys setting up, it was my mom and my bridesmaids!!! It completely ruined our timeline and were an hour behind schedule with photos so we had to cut some ideas that we really wanted done. And when Brooke saw my mother was running around and my father was helping set up the ceremony and asked if she was okay, of course my mom exploded telling her she wasn’t okay and none of this is okay that everyone BUT Brooke was setting up! Brooke did execute the ceremony well so it was very smooth and we did appreciate them bringing us drinks and appetizers just for us and the bridal party as we were taking photos. Once we did our exit with sparklers, it’s like Brooke and the staff couldn’t wait to get out of there and were packing things up so fast. I guess they do know how to move. But then the problem became that they weren’t putting things back in the boxes that they came in so things were missing when we unpacked. Not to mention - Brooke is in one of our sparklers photos front and center in the line and she is TEXTING!!! I recommend the venue because it is absolutely beautiful but just be cautious and watch the staff to make sure they keep up their end of the agreement.

Had my wedding here it was AMAZING. Victoria was my day of coordinator and she is super sweet. I also received nothing but great reviews on how nice and amazing she was and how she helped keep the wedding flowing and going without a single issue. The location is very well kept and it all went without a hitch. You also can’t go wrong with the view.

I've had the pleasure of photographing several weddings at The Osprey's and I love this venue! The staff is so friendly and such a joy to work with. The venue itself gives you a great mix of waterfront and the beautiful green landscapes. I look forward to photographing more clients here in the near future.

Osprey is a wonderful venue to get married ! It was love in first sight when I visited the location and I had my heart set right away. The entire wedding preparation was smooth - special thanks to coordinator Brooke and Meghan ! Their experiences, quick response and problem solving skills were amazing. Thanks to them, I never have to worry about details. The best part was, I had a wonderful wedding that I will never forget. If you are interested in this venue, be quick ! We wanted a date in May but it was booked all the way to the end of September. You won’t be disappointed. I highly recommend this gorgeous venue !

My niece was recently married at The Osprey at Belmont Bay. What a stunning setting for a wedding. The wedding ceremony was outdoors at the pergola with the beautiful background of the Occoquan River. The indoor facility was equally beautiful. The ballroom, dance floor and bar area were spacious and the deck on the back was a nice added feature. Several guests commented that the venue was just beautiful. The staff was professional and very pleasant to work with. Our in-house Director, Brooke was amazing. She attended to every detail and wedding proceeded without any glitches. I would highly recommend the Osprey to anyone looking for the perfect venue!!!

My son, Garret, and his bride, Linh, had their wedding at the Osprey on September 8, 2018 and it was absolutely amazing! The ceremony was outside in front of the water and the view was beautiful. Meghan Farrar and her team did a phenomenal job setting up inside and out. As mother of the groom and the one who created all the flower arrangements and organized the decorations, I had many questions. Being that I live In Pennsylvania, it was tough for me because I wasn’t local; Meghan immediately responded to my emails, answering questions and getting me measurements. I was concerned about getting things set up perfectly, but also I wanted to enjoy my son’s special day. Meghan made sure everything was beautiful! The Osprey at Belmont Bay made Garrett and Linh’s dream wedding come true. The Osprey is an absolutely beautiful venue and Meghan and her staff thoughtful, creative and professional

You cannot beat the views and scenery at the Osprey. We had a gorgeous ceremony at sunset, and it was not too hot. The pergola by the Potomac River, with the shade of some trees is the perfect spot. You can decorate the pergola however you want, and it does not need a lot because it is naturally beautfiul on its own. You can get great pictures with the wedding party and family along the Potomac. There is also a romantic willowing tree in the backyard that is perfect for couples photos. There is a brides ready room and a grooms ready room. Both are very spacious. The brides ready room is on the first floor and is also the venue's office. I recommend getting someone to watch the door. Many people came in and out (staff and guests), so there was less privacy and it was not as calm as it could have been. Another tip- make sure your guests do not fiddle with the fireplace, or make sure the staff removes anything that guests could mess up. The fireplace was turned on accidentally before the reception and it took awhile to cool down the dance floor and dining area. The staff jumped in and got some fans going to remediate the heat. Who turns on a fireplace in August?!? You also cannot beat the dance floor/bar area, which we also used for cocktail hour appetizers, buffet area, dessert table, stage for the band (the Bachelor Boys), and setting for the hora dance (good, high ceilings). That room was the main reason I booked the Osprey. It always has magical, white lights adorning the ceiling and has floor to ceiling doors and windows that overlook the patio and grounds. I did not need to do any extra decorating in that room. The backyard is also great for yard games- we set up corn hole, ladder ball, etc. We also took great night photos with the building's brick exterior and edison lightbulbs, and the yard with a full moon in the night sky. The dining area is separate from the dance/bar area. At first I was worried about it but that setup works perfectly. For people who want to talk and catch up, they can do so without the loud music and disruption of the dance floor. The dinining area seats 146 people max. There are some decorations that you could borrow from the Osprey for the tables (mirrors, candles, table number holders). We were thankful that we could store some of our decorations the night before, so we did not have to transport everything the day of. We had the Osprey from 4pm- 11pm, with the ceremony starting at 6pm. A lot of action happens between 4-6pm with vendors, setup and guests arriving. There is a pre-set list of caterers to choose from. There are so many caterers in the area, and this helps by narrowing your options. We went with Blu Sage Catering- they have the best food options and Michelle is the best to work with. She is calm, super nice and helpful in planning the menus. I enjoyed how casual the Osprey was to work with. I wanted to stop by a few times with my sister-in-law, who was planning and coordinating for me, and Brooke was always welcoming for us to come by and look at the space. The main downside is that it can be hard/confusing to find the Osprey. There is one shuttle from one hotel in the area, so that can help with your family and friends experience. The surrounding area where your guests might stay is under development and is not as picturesque. However, as you approach the Osprey, the wow factor gets better.

The Osprey's is a fantastic and absolutely beautiful venue. Brooke and Krystal were so responsive, helpful, and accommodating that I felt like they were part of my wedding party! I asked an annoying amount of questions leading up to my big day, and they never made me feel like I was a bother. Highly recommend this venue!!

The Osprey's and specifically Meghan, helped in giving us the best day we could have possibly asked for. Over the course of the year leading up to the wedding Meghan, consistently reached out and answered any questions we had. In the month leading up she kept communication strong and was very helpful in scheduling, providing recommendations, and had an answer to absolutely everything. The day before and day of Meghan was flexible, understanding, and a constant helpful presence. Everything went so smoothly (even with a storm in view), and Meghan had such a significant impact in making sure that happened. Thank you again, to everyone at the Osprey's who made our day an amazing memory. We highly recommend The Ospreys venue to anyone who wants a beautiful view, a perfect coordinator and an unforgettable day.

The Osprey's was the perfect location for my wedding day! Working with Brooke initially was awesome as she answered all of our questions and gave us the tour, and then working with Meghan leading up to the big day was great too. She was always so responsive, which is EXACTLY what you need when planning a wedding. I didn't have to worry about much on the day of the wedding and felt at ease. We couldn't find the flower girl flowers, but with quick action, we improvised and made it happen. My husband also got some pretty bad bites on his neck; one simple ask to Meghan if she had any alcohol or any type of medicine to put on it, and magically, benadryl cream appeared! The venue is gorgeous with lots of space for guests to be inside or outside. We had games outside for cocktail hour and were able to put our own signage up around the venue for a personal touch. Everyone had a great time at our wedding, especially me!

The Osprey's was the perfect venue for us, from the beautiful pergola on the water to the helpful team of coordinators. Brooke and Meghan were amazing during the whole process! Brooke handled everything up front, with answering questions about the venue, providing vendor recommendations, and putting our minds at ease when we first signed the contract. Meghan was our day-of coordinator, so she helped with planning logistics, coordinating with our other vendors, and answering all of our questions. Whenever we emailed her, she responded within minutes no matter what time of day it was! She's every bride's dream! Unfortunately, there was rain in the forecast for our wedding, and two days before, we started to panic because we didn’t plan for any ceremony decorations. They just weren’t needed with the scenic view outside! But with our ceremony likely moving indoors, we needed help with converting the indoor space into the wedding of our dreams. Meghan was clutch at this point, providing decoration ideas and answering tons of questions to calm our nerves! On the day of, we had three hours prior to decide where the ceremony should be set up. The rain held off all day, but of course, three hours before, it started to pour. Luckily, it stopped just before our first look photos; at which point, Meghan again asked if we wanted to have the ceremony inside or outside. She knew how badly we wanted to say our vows along the water and was willing to adjust if we wanted. With the ground being wet outside, and the inside already decorated, our choice was clear. But we definitely appreciated her flexibility and the option to change at the last minute. Rest assured, the "Plan B" indoor ceremony is a beautiful backup option! We didn’t have to worry about a single thing during our ceremony and reception; Meghan had everything taken care of. If there were any issues, we certainly didn’t know about it! This venue was the best choice we made for our wedding - besides one another :-)

Absolutely Amazing! This venue was "Outstanding" and although it was not our first choice....we realized later that we wasted a lot of time looking elsewhere. Brook and her team were fantastic and we can't say how thankful we were they knew exactly what we needed...even before we did. Everything was perfect!

The Osprey’s was the absolute perfect choice for our wedding. First of all, it’s stunning- the view of the bay from their pergola is unbeatable and it was the perfect ceremony site. Plus their sprawling lush green grounds only add to the wonderful backdrop. Inside the building is no exception either; their huge dance floor and bar area made our guests very happy! And the dining room is beautiful. We had more than enough room for everything and had a lot of creative freedom with what we wanted to decorate. Many of our guests commented on how much they liked this venue. Meghan was amazing and such a pleasure to work with. She is smart, fast, organized, flexible and communicative. We had nothing to worry about in her hands- she made everything really easy on us. You can tell she cares about each and every person she works with. She supported and helped bring our wedding vision to life! The whole Osprey’s team is great and super helpful and hardworking. I would have my next event there in a heartbeat and I recommend this venue to anyone!!!

I cannot say enough good things about the Osprey's - Meghan and Brooke were both amazing and made my wedding as stress-free as possible. This is the only venue in the area we found that included more than just the space for an affordable price. I had my heart set on an outdoor wedding, but it was pouring rain the day of and I was so glad we chose this venue! The indoor ceremony space was gorgeous and the rain drops on the huge windows gave it a very romantic feel. Meghan took care of everything the day of - if anything went wrong, I never knew about it. For someone who usually feels the need to be in control of everything, I felt completely comfortable handing over responsibilities to Meghan. It's all the little things that I never had to worry about - like putting wine in my car to take with us. I mentioned it and not two minutes later I saw Meghan grabbing the bottles for us. We were also able to drop off decorations a couple days before and didn't have to worry about set up or break down (including flipping the room from ceremony to dinner). She helped guide us through timelines, what's typical, and what works best. A+ venue with phenomenal staff!

The Osprey's at Belmont Bay was all we hoped it would be and so much more! I did extensive research for my daughter's wedding, and when she and her fiancé looked at Osprey's, it checked all the boxes. It has an outdoor venue for the ceremony with an indoor "rain" plan, which was essential for us living in Northern Virginia with an early June wedding. Just absolutely gorgeous from the bridal suite, the groom's quarters, all the way to the ballroom and dining area. The flow was amazing. But even more important than the beauty of the venue, which really made the wedding amazing, was how incredible the team at Osprey's served us. Meghan was on point with every detail along the way, encouraging us that the day would be everything we wanted; she was spot on. Her response to messages or emails was so fast and supportive, always professional, yet very warm. Honestly, this venue was the best decision we made, as Meghan (and Brooke, too) made it seem as if we were the only wedding they had to orchestrate while they were clearly running multiple weddings per weekend. We definitely felt like we gained friends at Osprey's, and I tell everyone looking for a wedding venue to look here first. It allowed me to enjoy the day (as Mother of the Bride), care for my guests, and dance the night away, while Meghan made sure everything was in order. I cannot recommend them enough, and five stars doesn't seem sufficient. All the best!!

PERFECT! The best way to describe the beauty and quality of the venue, the service of the wonder staff, and the overall experience of getting married at The Ospreys at Belmont Bay! A 5 Star rating isn't high enough! Meghan and Brooke were always responsive, helpful, and made sure everything went according to plan. They went above and beyond our expectations. We were allowed to bring decorations etc to the venue the day before our ceremony. When we arrived the next morning (for our 11:00 AM ceremony) everything was perfectly in place as we had discussed. Meghan was on top of everything, responded quickly and efficiently to last minute questions and requests. She was proactive in making sure that our wedding went perfectly. What The Osprey's promises, Meghan and Brooke and the rest of the amazing staff, delivers. We could not have been more pleased with our wedding, thanks to The Osprey's and their wonderful crew. Compared to other venues we toured, this is the perfect" marriage" of setting, staff, and very reasonable pricing. We highly and wholeheartedly recommend The Ospreys at Belmont Bay!!

For starters, we want to rave about how beautiful the venue is! The Osprey's at Belmont Bay was the perfect place for our wedding day, which was last Friday on May 25, 2018. We loved it, our bridal party and family loved it, and our guests loved it! Brooke Stokes and Krystal Bier are two amazing coordinators who helped make our day fantastic! We were working with Brooke initially but as the wedding date got closer, we worked with Krystal and they're both FABULOUS! They were both quick to respond with any and all questions we had, they were both ready to go on our wedding day. The day of our wedding, Krystal came to me with a big hug and ensured that everything was going to go perfectly...and she was right! Krystal was on top of everything with each and every one of our vendors and made sure everything was exactly what we wanted. We did not feel stressed one bit! We thank the Osprey's crew, especially Krystal for making our day unforgettable! We highly recommend this venue!

We fell in love with ospreys at belmont bay when searching for venues and brooke was phenomenal. from great contact, to beautiful scenery, amazing support they offer it all. we had Meghan as our in house coordinator and she was able to execute everything marvelously. My husband and I had the most perfect and beautiful wedding at the Osprey’s yesterday. Our coordinator Meghan was fantastic and made sure that everything went smoothly and I didn’t have to worry about anything in the planning process or especially on the day of. She helped me make final decisions and even responded immediately when I sent her a last minute change the night before. The venue is absolutely stunning and our guests raved about how beautiful it was outside and inside the venue. It was the perfect backdrop for our wedding and we especially loved how the reception dinner area is separate from the bar and dancing area. The layout and amenities at the venue were ideal for us and we could not be happier with how everything turned out.

We had our wedding at the Osprey’s on 5.11.18 and it was truly amazing! Working with Meghan was such a great experience! She attended to every need and request with such grace and at a level of execution beyond what we ever expected. Meghan truly touched us with the willingness to accommodate my Mother who is terminally ill with ALS. Making arrangements at the last minute to ensure that my Mom & Dad were comfortable and help them with their needs, was the best gift that we could have ever receive from anyone. The venue was gorgeous and personal. Staff were amazing in helping to bring everything together. I was a bride from out of state and they exceeded my expectations tremendously. I'd definitely recommend it. The venue is great and my pictures came out lovely against the water front.

What can I say about this place that hasn't already been said? The venue is absolutely beautiful and in such a peaceful place along the river. Our coordinator, Meghan, was phenomenal. She was quick to respond to messages any time if day or day of the week. I really felt at ease with my wedding in their incredibly capable hands. They really made our wedding day perfect.

The Osprey's at Belmont Bay - Brooke, specifically - saved our wedding day! Three months before the wedding date, our previously selected venue stopped communicating. I need to confirm the date and venue in order to get the invitations out! In a panic, I started contacting other local venues that could accommodate our selected date and number of guests. I emailed The Osprey's at 11:30PM on a Friday night. Brooke was emailing me back by 9AM on Saturday morning! She was wonderful and calming, offering to meet with us the next day to tour the venue. From our first meeting, Brooke and her team were upbeat, supportive, and calming. She answered all my questions and offered suggestions. Our wedding was set for an indoor ceremony and reception on January 27. The day arrived, and we were experiencing a rather warm day for January in Virginia (65 degrees). After a brief conversation with Brooke, and another vendor at 10:30 that morning, we moved the ceremony outside, set in the pergola with the beautiful waterfront in the background. Brooke and her team were fabulous on our wedding day; I didn't need to worry about a thing. They had it all under control. She made sure, that as the bride and groom, we were comfortable and happy, while keeping the planned events moving along in an organized fashion. We have received sooo many compliments on our wedding - how beautiful it was, how much fun everyone had. We could not be happier! Our wedding day was everything we could have ever wanted....and we owe it all to Brooke and her team at The Osprey's at Belmont Bay.

We just had our wedding there on 3/31/2018 and it was absolutely amazing! The ceremony was outside in front of the water and the view was everything. Meghan and her team made my day perfect with no worries. She would always respond to my emails quickly. They made my dream come true!

After looking at hundreds of websites of venues, I was getting discouraged because nothing seemed to catch my eye until I found The Osprey's. I am so glad that I did because my husband and I absolutely loved the venue from the time we first toured it. From the time of our first tour, to our wedding day, we ended up going back to The Osprey's 6 times for different reasons, and each time we were able to visit without any problems! Initially I was working with Brooke but then as the date got closer I began to work closely with Arianna. Let me tell you, both were absolutely wonderful! They both answered many (felt like hundreds) of emails that I constantly kept sending them as I had random questions throughout my planning process. As I'm sure my questions were not the first heard for either of them, I really appreciated how they always made me feel like I was always a priority and that my questions were important. The day of the wedding, I was somewhat frantic (had a malfunction with my dress and our timeline for our first look was getting too close to when guests were arriving) but Brooke helped fixed my dress, and Arianna made sure that the photographer was on schedule. Our wedding was scheduled for 6pm and my husband and I wanted the wedding outside (the view is just fantastic), but the day of our wedding March 10, the temperature was about 50 degrees. Even though the guests were a tad cold, I'm glad everyone braved the temperature because the pergola and river backdrop were so picturesque. Throughout the night Arianna stayed to make sure everything ran smoothly, and even let us turn the tv on to watch the ACC Championship game (my family is full of die hard Carolina Tarheels fans) so this was much appreciated. I couldn't be more pleased with how everything turned out and we must have had about 50 compliments on how gorgeous the venue was!

I can't rave about The Osprey's at Belmont Bay enough. Brooke was incredible. She was helpful in answering every question I had and was extremely accommodating. Her recommendations were spot on and she kept me from stressing at all the day of. Her entire team is professional, courteous, and amazingly welcoming. The venue itself is gorgeous and has a perfect set up, but it really is the people that make it perfection.

This little gem in the hidden corner of Woodbridge, VA was just what my husband and I were looking for when we began this whole wedding planning process. This was the first location on our list of about 3 places to tour, and we decided we didn't need to see the other places because it'd be a waste of our time! This place was perfect! Perfect size, perfect decor, perfect everything! I couldn't believe there was an on-suite for the bridal party AND the groom and his men!! That was fantastic, saved tons of time and money with reserving a hotel to get ready in. Brooke was just awesome from the point of initial contact all the way through til the big day! She was always very responsive, helpful, and willing to answer any question I threw her way! She also saved me so much stress/time/extra $$$ of having to hire a day of coordinator, decorator, wedding day rehearsal coordinator, etc, because well SHE IS ALL THOSE THINGS AS WELL! She's just the bomb, that's as simple as I can put it! Haha If you're looking for a medium sized space to host a medium sized wedding, this is the perfect place. My husband and I are not picky people at all, but we feel we certainly got all our monies worth & then some by choosing to have our wedding here. We wanted a semi-intimate wedding with about 100-110 guests, and it all worked out perfectly for us. If there were any suggestions for feedback, my only suggestions would to have a bathroom in the bridal suite so that the bride/bridal party isn't required to exit during the getting ready phase to tinkle! Also, maybe allow extra hours for morning events (2 at the most maybe) after the event ends to allow couples to decide if they wish to extend the party (for an additional rate, of course) if they're just having too much fun, and don't want the party to end just yet. I think having an additional hour may have added to all the fun. But, I was also almost an hour behind schedule haha so this is why I feel this way. (pay me no mind!) But, overall, definitely a 5 out of 5! The backdrop is to die for. Sadly, I didn't get to see the sun shine on my wedding day, but my photos came out just as beautiful! The combo of a great photographer (Dejohn Davis, look him up DMV area!) and the beautiful scenery this place has to offer just made everything come together perfectly. Thank you Osprey's for adding tremendously to our lifetime memories of officially tying the knot! We just might be back for a babyshower soon *wink wink* All the best, The Brocketts

Jonathan and I had our winter wonderland themed wedding here January 26th 2018. It was a rushed wedding as we originally planned for summer. We found out I was pregnant and due in the summer! Brooke Stokes acted fast! She started from scratch since we had to change from outdoor to indoor, with a completely different theme! She kept such close contact every step of the way and ensured me it was going to be fun and beautiful. It was exactly that and so much more! It felt so beautiful, that it looked like we were planning it for years! I am forever grateful for everything she and her team did to make our day so perfect! I am recommending them to everyone I know! Thank you for such a wonderful experience, love you guys!! If I could give an infinite amount of stars, i would! But I was stopped at 5, lol. They are really awesome, you won’t be disappointed if you choose them!

This review is long overdue but it is hard to find the words to express how amazing the Ospreys Belmont Bay Team is. The beauty of this venue speaks for itself, so I want to take some time to talk about the awesome staff. I booked the venue after meeting with Brooke, who I could tell after that first meeting, really knew her stuff and was going to make it an easy process, but ended up working with Kelly who just continued that all the way through even after the event where she was still answering our questions! I cannot say enough about Kelly, it was so fun working with her I felt like I just had one more friend there with me when my wedding day came, she always made me so excited for everything! Kelly and Brooke made the night seem flawless even when things didn’t go as planned! Brooke saved the day when my bouquet came and the flowers were the wrong colors. Needless to say I was so upset and she had it fixed within minutes, so I was back to happy before it could ruin my day! Kelly made a huge delay, due to my Shuttle being over 30 minutes late, seem like it was intentional I didn’t even realize the time because of her! She made sure we stayed on schedule throughout the night to ensure we still had time for everything we wanted to do. We had a horrible family tragedy when my father passed away just a few weeks before the wedding, but Kelly ensured all the pieces fell into place that day so we could just enjoy some happy time with our family. I am sure my dad was looking down and thankful to them for ensuring my big day was everything he wanted for me. Thank you Kelly and Brooke!

We enjoyed our wedding at the Osprey very much. The scenery was perfect for an October wedding. Brooke was helpful and well organized. The space worked for us. Overall would highly recommend!

Everyone at The Osprey's is fantastic. Brooke and her team were amazing to work with from day one. She was always responsive to emails and always made us feel welcomed and excited. She has so much experience with weddings and that made it really easy to trust her. On the wedding day, she was prompt, responsive, and remained super calm even when things got stressful and we had to make a literal last minute decision to move our wedding indoors. I will absolutely miss working with Brooke, but have thoroughly enjoyed the year we worked together planning our wedding at the BEAUTIFUL venue of The Osprey's!
